Four bedroom, 1.5 bath will be ready to move in on September 18th. This is an ideal location for parents and/or pet-parents! It's just a 3-5 minute drive to all the schools in Poolesville, and 3 minute drive (15 minute walk) to the dog park. It features an updated kitchen, dining room, and entryway. Recessed lighting has recently been added to every room. The upstairs is carpeted, main floor is half carpeted, half hardwood, and basement is half carpeted, half vinyl plank. Laundry/Dryer, refrigerator, and induction cooktop are about a year old, and the microwave is brand new. The room sizes are as follows: 1st room (upstairs): 13'-10" x 10'-5" 2nd room (upstairs): 10'-3" x 12'-6" 3rd room (upstairs): 8'-9" x 9'-1" 4th room (downstairs): 7'-6" x 10' The full size bathroom is upstairs, and the half bath is in the basement ("Jack and Jill" style between the laundry room and 4th bedroom). Official Notes * Electric runs approximately $100-110/month. * Water is paid every 3 months and runs approximately $40/month. * Lease is 12 months, but can be extended. Following the term of the lease, there's a one month grace period. If tenant would like to stay longer, a new lease needs to be signed. * There's a non-refundable $30 fee for any pet, and a pet application form needs to be filled out (not for judging your pets, just for knowledge). Note that there's no fence around the yard. * Rent will be due on the 1st of the month, but move-in day not being on the 1st means that your first payment will be pro-rated. Security deposit must be paid in full by move-in. Living Space Notes * There are two sheds in the backyard - (1) The one close to the house is for the tenant. (2) The second one is farther back in the yard and will be reserved for landlord storage. Landlord will provide tenant 24 hours (or more) notice accessing the shed. This would be a rarity and doesn't involve anyone coming into the house. * The garage is oversized, so no fear about storage. * The stove is an induction cooktop, which means you have to use stainless steel or cast iron pans. * No smoking in the house. Misc. Notes * Landlord will manage lawn mowing, or tenant can take this on and get $25 off rent. * Tenant is expected to change out the air filter monthly (the thermostat will remind you). * Internet service is Fios. Landlord will cover mowing the lawn, or tenant can take care of it for $25 monthly rent reduction.
