At the conclusion of the term, the lease will automatically renew on a month-to-month basis unless either party provides written notice of termination at least 30 days prior to the end of the term. Early termination by the tenant may result in penalties as outlined in the lease agreement, in accordance with North Carolina law. Limits on Occupancy: The unit is limited to a maximum occupancy of 4 people. All residents must be listed on the lease agreement. Overnight guests are permitted for up to 7 consecutive nights, not to exceed 14 nights in any 30-day period, and must be reported to the landlord in advance. Unauthorized long-term guests may be considered a violation of the lease. Subletting Exclusions: Subletting is strictly prohibited. Tenants are not permitted to sublet the unit or any portion of the property, including through short-term rental platforms like Airbnb, without prior written consent from the landlord. Violation of this policy may result in lease termination. Utilities: The following utilities are included in the rent: sewer and garbage collection. Tenants are responsible for all other utilities, including electricity, gas, internet, water, and cable. Tenants must establish utility accounts in their name prior to move-in and maintain active service throughout the lease term. Pet Policy: We are a pet-friendly property with the following guidelines: Allowed Pets: Up to one dog (under 50 pounds) or two cats are permitted.
