Smoking will be prohibited both inside and outside the rental unit. Smoking is defined as, but not limited to: any lighted cigarette, cigar, pipe, containing tobacco products or any other smoking products whether legal or illegal and any vape products. If upon your move out there is ANY odor or evidence of tobacco smoke you will be accessed and responsible for a $500.00 smoke odor removal fee. Rent shall be due on or before the 1st day of each month in advance, without notice or demand, and without deduction or offset. Monthly rent payments must be received no later than the end of the "grace period" which is the 5th day of the month. (Weekends or holidays occurring within those days shall not be added to the grace period.) If a monthly rent payment is received after the grace period, on the 6th of the month, it shall be late and Tenant shall be charged a late charge of $50 with an additional charge of $10 for each day the rent is not paid after the grace period (starting on the 7th of the month) until all rent has been paid in full including late fee billing and eviction notice (if applicable). Late fees and all other balances due with rent shall be considered rent as due. Payments must be received no later than 5:00 on the last day of the grace period. This late charge is due with monthly rent payment. If any rent and late fees are still unpaid by the 10th day of the month, Tenant will be evicted. Landlord agrees to maintain the structure, roof and foundation of the Premises, and the heating, plumbing and electrical systems unless the repairs needed are a result of any act or omission of Tenant (excluding normal wear or tear). In such case that the damage is a result of the act or omission of Tenant, Tenant will be billed for repair. Landlord will carry out all required repairs in as reasonable time. NO OTHER PERSONS MAY LIVE AT THE PREMISES WITHOUT THE LANDLORD'S PRIOR WRITTEN PERMISSION, which may be granted or withheld in Landlord's sole and absolute discretion. Guests may only stay for up to 10 days and must abide by all applicable terms and conditions of this Lease, including any rules and regulations applicable to the Premises. Pets are not allowed to reside in the Premises, unless written permission is granted by Landlord before the pet is moved in, which permission may be granted to withhold in Landlord's sole and absolute discretion. If allowed, pets will be subject to additional upfront and/or monthly fees, which will be non-refundable. Tenant shall not have a pet without signing and complying with the provisions of a separately negotiated Pet Agreement. All pets are subject to visual inspection and approval of Landlord at such times as Landlord may direct during normal working hours. The granting consent for pets to others in properties under management by Landlord shall in no way be considered the granting consent to Tenant.
