5 minutes from Downtown Fort Worth. What an amazing home. 4 bedrooms, 1.5 bathrooms and ample storage in the basement and even a workshop for your hobbies. This house has 2 bedrooms downstairs along with a good sized living room combined with the dining room. Upstairs are two more bedrooms and a small room we use for storage. Kitchen could be bigger, but we have served 30+ people for Thanksgiving out of it and had no issues. The house is in Ft. Worth ISD, but is across from the Birdville School District, which is where we send out children. Just a few minute drive. If you want Natha Howell in the Ft. Worth district, it is about a mile away and we have walked it many times when all of our kids went there. PLENTY of space to run around and play. Over 3/4's an acre! It's like living in the country, but in the city. Have set up soccer goals in the back several times, played football with neighbors and just had a great time. Had a couple swings from the Pecan Tree that is on the property. It's HUGE! The main house is under 1800 square feet, workshop is 500+ sq ft and has it's own breaker box with both 110 and 220. There is an additional 400 sq ft shed at the back of the property and an self-contained extra office space off the workshop. There is a 1000sq. foot greenhouse that will be managed by the next door neighbor which is partitioned off by a fence - or I may just take it out altogether. That's still up in the air. House flooring is fully old growth, original hardwood throughout the house. There is some older but still nice Berber carpet in the master bedroom, new laminate tiling in the bathrooms and the kitchen/utility area. Main bathroom has a brand new tub/shower installed. There is also an additional smaller room between the two kids rooms upstairs, can be used as a small bedroom/nursery OR as storage. Window units in all of the bedrooms and living room to ensure everything gets cool. This does what central heating and air didn't seem to be able to keep up with as this is a much older house. Oh and not that it particularly matters, but I just replaced the roof this year due to hail last year. There were never leaks, but now we are certain of many more years of use. As I mentioned it is within walking distance of Natha Howell primary school. Walmart less than a mile away. Tons of amazing restaurants on Belknap like A&D Buffalos, Pho Hung and Pho Nam, a couple Asian markets, dentists and barber shops local to the area and it is literally 5 minutes from downtown Fort Worth, where the wife and I regularly have date night. Also, the new IDEA school accepts entry from our house as well, that is only a couple streets up from here. I love this house. We are just going to go get some horses now for the kids and some cows for dad and this property limits us to only 1 total. We are looking to have this place open for rent near the end of May in 2023, but trying to see if someone wants to plan ahead. If you've read this far and this still sounds like you and a great place for you and your kiddos, let's talk. Rent will be $1800. First and last months' rent to be paid before move-in. Deposit is $2000. Total move-in cost is $5600. Proof of income will be required and would need to be appropriate based on the amount of rent. Tenant responsible for utilities. (gas, water, electric) And by the way, the neighbors on both sides of me are amazing! Couldn't have picked a better spot. I have one in the back corner of my property who is just great fun too! He has a Radio Controlled Car Track with grandstand. Awesome fun! Lease amount is $1800 per month. First and last month's rent as well as $2000 deposit required at move-in. My tentative date to have someone move in is end of May at this moment - approximately 5/29/2023. Things could change and we could be out sooner, so I'm putting this out now. Some people like to plan things out in advance, to deal with changing schools during the summer, so I'm going to do a brief listing to see if I find you. Two year lease is much preferred as I am looking for longer term tenants. If this sounds like you, then let's get a contract set up and just deliver the deposit and it's yours. Additional notes: Smoking is not allowed in the house. Cats are allowed. I have had to remove smoke smell from another property I own before and it cost $1000's to get rid of it permanently. Let's not do that. New LG fridge will remain with house. It is huge and has double-doors. Full-sized stackable washer and dryer will remain. Gas stove is relatively new. There is no dishwasher. If you are serious about this place, let's chat. I'm not looking for an agent. I have been leasing properties for nearly 20 years myself. Utilities - Electricity: from $150-$260 a month. More in the summer. Water: $80-$120 usually Gas: $35-$45 Cable/Spectrum internet: $50 AT&T internet: $75
