Spacious back yard with new deck. This home was listed over summer with a realtor, this summary is going to be very honest, some may not like it, oh well. We had 14 showings, 13 denied offers because the realtors couldn’t leave our house as they found it. Lights were left on, door locked that shouldn’t have been, ceiling fans running when they were off etc. J This is a for sale not must sell. We want to work with a buyer, but one of conservative integrity. We will entertain working with a realtor, paying 1.25% commission, if it’s not enough please move on. Specials balance is super low, somewhere around $2600, with a newly paved and chip sealed street, should be good to go a long time, regardless we will pay the specials off at closing. Respect for each other and for the property is paramount to us. Now about the house. The garage is an oversized double, that as seen in pictures is roomy and fully finished and we wired 220v for a garage heater which will stay with the house. Has updated seamless siding and gutters, newer vinyl windows, I am not sure of the exact age. Shingles and roof are in great shape and weather pending issues should have many years of life remaining. Only damage that’s notable was to the gutter over the garage. I backed into it with our camper and dented it. We had a contractor cut out the dented piece and replace with a new piece, we couldn’t get the whole gutter replaced seamless this summer, nobody had time or staff, but it’s functionally repaired. Otherwise home is in great condition, with a walkout patio, large deck and daylight basement windows. Washer and dryer are only about 6 months old and will stay with the house. Water heater is a massive Rheem water heater and 6-7 years old. Master bedroom had new flooring and the en suite bathroom was fully remodeled. Dishwasher, overhead microwave and fridge are 5 years old. Stove and double ovens are older. The countertops and sink are probably considered dated with the stove and ovens but everything functions just as it should. The price reflects updates if desired. Home boasts 4 large bedrooms and 3 full bathrooms with a gas fireplace in the family room downstairs. The landing has a nice sized multi use room with heated ceramic flooring with the walkout patio doors attached. There’s two notable pieces for the inside of the house. One, there’s a settlement crack on the landing wall by the closet, Sheetrock only, been there since we bought it. Two, summer of 2017 the previous owner had a minor issue with the skylight, a new skylight was installed, there’s light water damage in the NE corner of the sheetrock that also has not changed since we’ve owned the house, which was June 2018. Home was listed for $350000 this summer, will potentially be again next summer. The last nearly 3 years we spend an average of 36 hours in Fargo and at this house each week, It’s been very lightly used by us. Without staff, we drive and work literally all the time. We have a business location in Fargo and Bismarck, therefore having another address back home out west where the remaining interior can go. Again, we do not need to sell this house, but will if the right person/family comes along. We are able to work with some unique moving issues if delays arrive etc. We are NOT interested in renting the home or any rent to own type of offers. We are also NOT interested in any trade type of offers. When it comes to showing the home, it will have to be on the weekends while we are here, or we do have a couple adult children living in the area, if their schedule allows they can help.
