    What's special

    We have decided as we age, it is time to sell our beautiful rural home and move to town. It is a super insulated Lindal Cedar home, south facing with a walk out lower level. It sits on 3.1 acres overlooking the city of Lander. We are just under two miles from the city limit and an easy and slow five minute drive to the center of town. The kitchen was recently updated with hickory cabinets, solid surface counter tops, travertine back splash, and new tile in the dining and sun room. Our home has two master bedrooms with full baths, one on each level, as well as a third 3/4 bath just steps away from the third bedroom. The house takes advantageof its southern placement allowing the sun to provide a significant portion of winter heat. There are two trombe walls to store heat from the sun, as well as passive storage from the tile floor. We are all electric, and our average electric bill is $138 per month. We are fortunate to have an excellent well--soft artesian water which flows 8-12 gpm. There is a large two car garge detached from the house as well as a separate 16x24 garage/storage building .We have two very productive garden spots, one terraced on the south facing slope. Two years ago a real estate market analysis suggested a value of 460K. We are looking for a quick and easy sale and want to pass along the savings from not using a realtor to the buyer
