I live in the unit right above. 1 year lease agreement. No smoking. Tenant will be in charge of maintaining back lawn and I will take care of sides and front yard. Tenant will be responsible for their own bills (internet, power, etc.) I will keep music/tv/noise to a reasonable level and hope you do the same as we share the floor/ceiling.
