~900 sq ft, 2+ bedroom, air conditioned, apartment on the 2nd/3rd floor of a 3 family in East Somerville, 5 minutes walk to new East Somerville MBTA station, community path entrance on end of street, walk to Union Square. Tenants are buying a condo at the end of March, we will consider move in dates between April 15-June 1. Earlier than June 1 is preferred though realistically June 1 is a more popular move in date. Tenants are buying a condo and closing in early April.
About the apartment and house
2+ Bedrooms, 1 bath; on two floors; there are many rooms, nooks and crannies, lots of room to spread out, get away from each other and have different functions in different locations; each tenant has approached room use differently over the years based on who is renting, it lends itself to different people's needs. It is really 1 good sized room and 2 small bedroom upstairs, and a somewhat open living room/kitchen downstairs. I have a video tour I will send a link to respondents.
kitchen has dishwasher/disposal, gas stove
built in wall AC units, no need to buy window units
hardwood floors
gas powered forced hot water heat with newer Navien high efficiency boiler blown in wall insulation throughout as recommended by energy audit. Floors are separately zoned for heat so no need to worry about one floor being hot and one being cold.
utilities are not included, you'd pay for gas, electric and telecom. All LED lighting. Nest thermostat for heating, control remotely if you want. I will provide the past utility history.
cellular top down/bottom up shades
one thing to note is the stairs between the two floors are on the steep side
Dedicated (not shared by the other 2 apartments in the building) non coin op (runs on your apartment's utilities), large capacity washer/dryer in basement . Wifi capable, an app on your phone will tell you how much longer until your laundry is done, send a message when it is done, etc.
Cats are OK. Sorry, no dogs
bike racks outside or you can bring into basement
dedicated storage shed in basement
keypad locks with 4 digit customizable codes (no keys)
Free compost pickup service (I pay for Bootstrap compost for building)
Though our back is to the busy McGrath Highway, I wouldn't say it is noticeable inside with windows closed. No windows are oriented in that direction except bathroom.
About the location
We're walking distance to Union Square, where there are lots of businesses/restaurants etc. For groceries, Shaw's at the Twin City Plaza or Market Basket on Somerville Ave can be walked to in 10 minutes, most groceries (except for produce) at Target (5 min walk), and also there is the Stop n Shop near Broadway/28 intersection. If you have a car Wegman's/Trader Joes is not too far away.
About transportation:
Bike: You can store your bike in the basement or there is also a bike rack in back of the house that is secured to the ground if you don't want to carry it out of the basement on a regular basis
entrance to Somerville community path which gives you safe run from Boston to Bedford is at the end of the block at intersection of Alston and Cross St (community path extension is not open as you read this but expected to open this spring so probably before move in)
Car: No off street parking, Somerville resident sticker to park on street, and just as crowded as everywhere else in Somerville, but most of my tenants who have lived here have had cars so depends on what you are used to
Mass transit: 5 minute walk to green line East Somerville station (or a longer, but maybe nicer, walk if you take the Community Path), 10 minute walk to new green line Union Square station, 15 minutes walk to orange line Sullivan Square T stop and within less than 1 to max of 4 blocks to the following bus lines going all over Somerville/Cambridge including Central, Harvard, Porter, Davis, Inman, Kendall, MIT, Sullivan, Tufts, BU, Fenway, Longwood:
CT2 - Sullivan Square, Union Square, Kendall Square, MIT, BU Bridge, Fenway, Longwood, Ruggles, Medford, Brighton:

85 - Spring Hill, Union Square, Kendall

About the landlord and logistics
You would be renting directly from me, the owner, so no realtor fee or management company non responsiveness; I genuinely find it in my self interest for my apartments to be in working order! Maintenance calls are usually handled or at least wheel turning same day or next day depending on what it is and when it happens. I'm just big enough in # of units I'm running to know what I'm doing, but small enough that I am involved in all of the details and service for so balls don't get dropped. I'm handy and I have people I can call for stuff I can't do! The apartment and house have been updated one project at a time by me since I purchased it 19 years ago. There is always more to do on my list, but it has seen some love in this century, which I understand cannot be said for all apartments. I used to live in the house and I still live and work nearby in Somerville and manage the apartment hands on.
I'm looking for a organized/responsible person or group of people without major cleanliness, noise, financial or clutter issues. If roommates, I prefer a cohesive group that communicates with each other rather than acts like each is renting a room. I'd prefer tenants that were interested in not wearing shoes in the apartment-this will make the floors look good for ages, keep your apt clean and keeps noise transfer down for apartment below. Hopefully you'll see the benefits of that. No smoking.
If you are interested in seeing the place, please write an introduction of your self/selves, general description of your source of income, what questions you have, what you're looking for, particularly in a way that shows me you've read the posting and compared it with what you are looking for such that it is a match on paper.
It is last and security at signing (5000) both are placed in escrow that you have view access to through Zdeposit/leader bank. First 2500 (or prorated if mid month) prior to move in. Rent paid via zrent works with any bank no fees and you are in control of the payments. Application is a google form for the basic info/paystub/ID and a 3rd party secure website (Transunion SmartMove) for the credit/criminal background check.
Thank you for reading and good luck with your apartment search.
