We screen all rental applications in accordance with federal, state, and local fair housing laws. Our goal is to identify responsible tenants who will care for the property, pay rent on time, and respect the rights of their neighbors. All applicants will be required to submit to a screening process. Please carefully review our criteria below to understand our standards for tenancy.
1. Income Requirements
Minimum Income: Gross monthly income must be at least 3 times the monthly rent.
Verification: Applicants must provide recent pay stubs, employment letters, tax returns, or other verifiable income sources.
2. Employment/Income Stability
Current Employment: Applicants should have at least 6 months of stable employment. Self-employed applicants must provide tax returns, bank statements, or other verifiable proof of income.
Alternative Sources of Income: We consider disability, SSI, pensions, and other legal forms of income. Documentation is required.
3. Credit History
Minimum Credit Score: A score of 620 or higher is preferred, but scores are considered alongside other factors.
Credit Report Review: We look for consistent, on-time payments and a lack of significant debts. Accounts in good standing with little or no delinquencies are preferred.
Outstanding Debts: Applicants with recent unpaid collections, charged-off accounts, or significant unpaid debts may be disqualified.
4. Rental History
Previous Rental History: We prefer applicants with positive rental references from the past 2 years. Applicants should have no history of evictions within the last 5 years.
Evictions: Any eviction within the past 5 years will result in denial.
Late Payments/Lease Violations: Frequent late payments or documented lease violations from prior landlords may result in disqualification.
5. Criminal Background Check
Screening Process: A criminal background check will be conducted as part of the screening process.
Automatic Disqualifications: Convictions related to violent crimes, sex offenses, drug manufacturing, or property damage/theft within the past 10 years may lead to denial.
Case-by-Case Review: Minor offenses or older convictions will be reviewed on a case-by-case basis, with consideration for rehabilitation efforts.
6. Occupancy Limit
Occupancy Standards: Maximum 1 persons per bedroom, or up to two adults and two children per household, following Washington state and federal fair housing guide
7. Identification Verification
Required Documents: All applicants must provide a valid government-issued ID.
8. Pet Policy
Pets: Not Allowed
9. Application Fee
Application Fee: A non-refundable fee of $35 is required for each applicant over 18. This fee covers the cost of processing the application and conducting a background and credit check.
10. Co-Signer/Guarantor Policy
When Required: If an applicant does not meet income or credit requirements, we may allow a co-signer who meets these standards.
Important Information
Right to Appeal: Applicants may dispute or provide explanations for any adverse findings that impact eligibility.
Denial Policy: If an application is denied, we will provide written notification and the basis for denial, upon request.
