Please call or text "text preferred" for a quicker response. 1. Rent: The Tenants agrees to pay the Landlord a monthly rent of $2,400 due on the 28th day of each month. Rent payments are to be made via Venmo or direct bank deposit. Late fee is $50 per day after rent is due no exceptions if late. 2. Security Deposit: Upon execution of this Agreement, the Tenant shall pay a security deposit of $2,400 to the Landlord. The security deposit will be held to cover any damages to the Premises, unpaid rent, or any other breach of this Agreement. The security deposit will be returned to the Tenant within 30 days after the Lease Term ends, less any applicable deductions. 3. Utilities: Utilities included in the $2,400 rent covering electricity, gas, water, trash, and internet, unless otherwise agreed in writing. 4. Maintenance and Repairs: The Tenant agrees to keep the Premises in a clean, sanitary, and habitable condition. The Tenant must notify the Landlord promptly of any needed repairs. The Landlord is responsible for major repairs, while the Tenant is responsible for minor repairs due to negligence. 5. Use of Premises: The Premises shall be used exclusively for residential purposes and only by the Tenant and authorized occupants listed in this Agreement. The Tenant shall not sublease or assign the Premises without prior written consent from the Landlord. 6. Pets: No pets shall be allowed on the Premises without the written consent of the Landlord. If the Landlord agrees, the Tenant will be required to pay a pet monthly fee of $50.00 per pet due on the 28th day of each month. 2 Pets - $100.00 Owners are responsible for cleaning up after their pets and any damages. 7. Alterations: The Tenant shall not make any alterations, additions, or improvements to the Premises without prior written consent from the Landlord. 8. Termination: This Agreement shall automatically terminate at the end of the Lease Term unless renewed or extended in writing by both parties. Either party may terminate this Agreement prior to the end of the Lease Term with 45 days' written notice. If the Tenant terminates the Agreement early, the Tenant shall be responsible for rent for the remainder of the Lease Term. 9. Inspections: The Landlord has the right to enter the Premises for inspections, repairs, or showings, provided that reasonable notice is given to the Tenant, except in the case of an emergency. 10. Default: If the Tenant fails to pay rent or breaches any other terms of this Agreement, the Landlord may terminate the Agreement and seek legal remedies, including eviction and claims for damages. 11. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of Utah. 12. Entire Agreement: This Agreement constitutes the entire agreement between the parties. Any amendments must be in writing and signed by both parties. There is no smoking inside the property or parties allowed. This property is a 6 month lease if all goes well it can be extended to 1 year. There are renters in the basement portion of the house with a separate entrance. After 10pm noise must be down to the minimum. 3 car parking available. The garage is not available for use. A hard copy of the agreement will be signed as well as DocuSign.
