Centrally located in Harlem, GA, tenants are within walking distance of the elementary school, restaurants, shopping, and more. This complex is less than 10 miles from Fort Eisenhower's (formally Fort Gordon) Gate 6, only about 7 miles to the Amazon fulfillment center in Appling, GA, and less than 1/2 mile from North Harlem Elementary School. Move-in ready! RENT & SECURITY DEPOSIT INFORMATION: Along with the excitement of Summer coming up, we are happy to offer one last April special that is good for this final week of April only! Now through April 30, 2025, rent for this unit is only $1,025.00 per month (for a 12-month lease), which includes: trash, landscaping, and routine pest control. **This deal is only good if an application is placed, approved, security deposit is paid, and a lease is signed before the end of business on April 30, 2025. The move-in/lease start date must be within 2 weeks of notification of approval- no exceptions. ** Tenants are responsible for all utilities (Water/Sewer with Columbia County, Power/Electricity with Georgia Power). If approved, the SECURITY DEPOSIT is generally the same amount as a full month's rent ($1,025.00), but may increase to a total of $2,050.00. The SECURITY DEPOSIT is due within 48 hours of approval of application(s) in order to secure the rental for you and remove it from the market. REQUIREMENTS: ALL applicants are required to have a credit score of 610 or higher. The LEASE must be signed within 48 hours of applications being approved and the lease shared. Approval is based on a mixture of credit score (610 or higher), rental/residential history, total monthly income (must be at least 3.5x the monthly rent, which brings the minimum combined monthly income to $3,587.50), and criminal background check. A $120.00 admin fee is due with first month's rent and fees. Renter's insurance & Liability to Landlord insurance are REQUIRED. Tenants can provide these insurances through any approved insurance company. If tenants do not provide these prior to the lease start date, a monthly fee of $15 will be charged, per tenant, for Liability to Landlord insurance (LLI). This LLI does not cover the tenant's personal belongings, but covers the owner's property in the event of major accidental damage caused by the tenant. APPLICATION INFORMATION & FEES: Applications are a NON-REFUNDABLE $85.00 per person. EVERY person 18 or older is REQUIRED to place a SEPARATE application. Each applicant must provide a separate email and separate contact number for themselves, along with approved identification. If approved, additional move-in fees will be $120, which will be due at the same time as the first rent payment. Applications generally take 24-72 hours depending on how much data is supplied when the application is initially submitted, how long it takes to verify income and employment, and how long it takes the applicant(s) to provide any other required information. Only applications through Better Homes and Gardens will be considered. This home can only be held for a lease start date that is up to 2 weeks from the date that the application is approved (if applicable) by our office and only IF the security deposit is paid and the is signed within 48 hours of approval. ANY AND ALL INDIVIDUALS 18 OR OLDER MUST FILL OUT A SEPARATE APPLICATION and every individual's application must have a different email and phone number. ACCEPTANCE IS BASED ON COMBINATION OF THE FOLLOWING REQUIREMENTS SET FORTH BY THE OWNERS: Income must be at least 3.5x the rent in total (combined) monthly income (i.e. $1,025.00x3.5= $3,587.50). Credit scores of at least 610 or higher. Verified and approved rental/residential history. A Criminal background check. ADDITIONAL INFORMATION: This deal is for new tenants only. The $1,025.00 monthly rate is good for applications placed, approved, security deposit paid, and a lease signed on or before May 1, 2025. The move-in/lease start date must be within 2 weeks of notification of approval. PAYMENT ASSISTANCE -- Rental assistance programs, government assistance programs, and/or housing vouchers are NOT accepted.
