Charming, seasonal cottage located only 50 miles from NYC in a private co-op community with a swimming pool, tennis court, woods and a stream. Originally built in 1951, this cottage has been lovingly restored and renovated to maintain original details including hardwood floors and original wood trim. It features two bedrooms plus a sleeping loft, a living room and an eat-in kitchen. There is also a sitting room (which could be used as an office), a large screened porch and a spacious outside deck. There is a stacked washer/dryer unit, a dishwasher and electric base-board heat. This is the perfect getaway from NYC, situated in the lower Hudson Valley with all that it has to offer. The co-op cannot accept mortgages; this is a cash sale only and requires co-op board approval. About the community: The co-op is about 50 miles north of the city (60 miles from Prospect Park, Brooklyn) in the town of Putnam Valley. (The closest river town and Metro North stop is Peekskill, about twelve minutes away.) The co-op is on a private road and consists of 12 cottages on 15 acres of land. The facilities include a swimming pool with kiddie pool, rec room and a tennis court. There are six acres of woods that border a really lovely stream. The cottages are designated as seasonal: they share a well and the water is shut off in early November and stays off until early April (so it’s 7 months on/5 months off). You can go up anytime you want—they have heat—but there will be no water coming in during the “off” season. (People do go up in the off season once in a while.) Co-op fees include taxes, trash/recycling pick-up, snow plowing, maintenance of the grounds, and other shared community expenses. It’s a small community and everyone is expected to pitch in beyond just paying the fees: there is a maintenance committee, a finance committee, a grounds committee, a tennis committee, etc. There is lots to do in this part of the Hudson Valley. Putnam Valley is actually a bit suburban (other than our little property) with all of the suburban conveniences nearby, but if you head north just a little bit to Garrison or Cold Spring it becomes quite rural. There are many wonderful hiking trails just a short drive from the co-op. Peekskill has a weekly farmers market and a town park right on the river. Fahnestock, a huge state park, is about 25 minutes away. It’s about 35 minutes to Beacon. Taxes and maintenance fees: Co-op maintenance fees include taxes, as described above, and are typically paid monthly for 6 months out of the year. Maintenance is $927.75/ month x 6 months = $5,566.32 annually. There is also a co-op capital improvement loan that was used to resurface the tennis court. Tennis court loan payment is $74.40/month x 12 months/year.
