    What's special

Located in the heart of Central Bexley, this large two story home (approx 2500 sq ft) has 4 bedrooms and 3 baths. The downstairs has a great flow from an entry hallway that provides access at the front of house to a beautiful stairway on the left and living room on the right, to the base under the stairs, and to an open concept kitchen/dining room area at the halls end. The living room, which runs across the front of the house, contains a charming WBFP with mantle on one side and opens via two french doors to a sunny 3 season porch on the front of the house. The open concept kitchen/dining room area at the end of the hall has a cute eating area which opens through double doors to a first floor laundry room and pantry located behind it. The eating area flows to its right into an amply equipped kitchen (large side by side fridge, double wall oven, and stove top island with under island exhaust) which in turn flows into a charming dining room with original lead glass corner hutch. The dining area flows back to the LR to its right and into a large family room to the left through a doorway located conveniently where DR and kitchen meet. The family room has a full bath with shower to the left of the entry door and a large and functional built-in shelf and cabinet system to the right. It can easily serve a second function for hosting overnight guests because of its size (16'10'x14'1") and its independent access to bath and kitchen. At its left and rear corner is the back door that meets the driveway from the front street shortly before it reaches a double deep carport (can hold 2 Suburbans end-to-end). The carport is bordered by the neighbor's privacy fence to its left, by storage closets to its right, and by a tall wooden fence/gate at the back which also provides access to the alley. The gate and closets are lockable. Its large ceiling and size make it a great place for parties on a hot or rainy day. The back yard is fenced in and contains a patio and play space that works well for small children. Older children will likely want to make the 5 minute walk to the school playground. At the top of the stairs and to the right is a large bedroom (18'x10'10") and bathroom. The bedroom has two 7 foot closet and can be used flexibly as a master or to dorm two children or youth. The bathroom has a double sink vanity, a jet tub, and a separate seat-in shower. Across from the bath is a small bedroom (8'2"x9'1") that is suitable for a small child but makes a nice office too. Down the hall is the third bedroom (12'x10'1") that contains an added built-in 7'x2' closet system. All three of these bedroom have beautiful original oak hardwood floors. Where the hall meets the third bedroom it curves back to a large area above the family room. It consists of a good size bedroom (12'4"x12'1") to the right that contains a nice 4'x6' walk-in closet and a very nice master quality bath with jet tub/shower, double sink vanity, built-in shelves and large utility/linen closet, This area at the back is somewhat more private and could be used as a master suite, to separate an older child from younger ones, for a nanny, etc. The house as a whole enjoys great southern exposure to sunlight. The basement is unfinished but is dry and a great place for storage and to do messy projects such as arts and crafts , as it has a utility sink where laundry resided before the first floor space was added. The house has a new high efficiency HVAC system, and I am in the process of installing new windows. The neighborhood is known for its trees and easily walkable sidewalks, is one block off the Fourth of July parade route, and only 1.5 blocks to the Cassingham school campus which houses the elementary for Central Bexley and Middle and High School for the city of Bexley as a whole. Additional deposit and/or rent may be required for pets. Tenant responsible for lawn mowing.
