One of the early property owners, Dr. Eliphalet Clark (1801-1883), the first president of the Portland and Forest Avenue Railroad Company, was likely instrumental in the width of the avenue as the company would subsequently place a tram line down the middle of Pleasant Avenue. These proportions were well defined by 1866, when the land was purchased and then parceled off by a small number of wealthy Portland residents. Over the following fifty years, the lots were sold off and developed, but the avenue continued to retain its well-proportioned elegance. Some of the properties, like number 78, were even sold with stipulations on the size and minimum cost of any building to be erected.
