Thank you for your interest in renting our home on the hill in Mt. Vernon, Washington. To ensure a smooth and transparent application process, we have established a thorough tenant screening process. Our goal is to create a positive living environment for all residents.
This is for a 12 month lease NO PETS, NO SMOKING or VAPING of any kind.
1. Application Submission:
Interested applicants must complete a rental application for each adult occupant (18 years or older) on Zillow.
Applications can be submitted online, and a non-refundable application fee ($35) will be required to cover the cost of the screening process. Zillow will allow you to use the same application without additional fees on all participating rentals for a period of 30 days.
2. Income Verification:
We require applicants to provide proof of a stable income. Typically, we look for a combined gross income that is at least three times the monthly rent.
3. Rental History:
A positive rental history is crucial. We will contact previous landlords to verify rental references, ensuring a record of timely payments and responsible tenancy.
4. Credit Check:
A credit check will be conducted to assess an applicant's creditworthiness. While we understand that credit issues can arise, we consider the overall credit history and its impact on the ability to fulfill rental obligations. Applicants should have a 675 plus credit score.
5. Criminal Background Check:
A criminal background check will be performed to ensure the safety and well-being of all residents.
6. Employment Verification:
Verification of current employment is required to assess stability and the ability to meet financial obligations.
Criteria for Application Rejection:
Incomplete or falsified application information.
Insufficient income to cover the rent.
Poor rental history, including eviction history.
Unfavorable credit history.
Convictions for recent violent or sex offenses.
