Note- most houses in this price range have a single car garage with a one lane driveway. Can you imagine either having to always move cars or worse yet, park on the street (have you ever been plowed in on the street). A minimum of a 2 stall is a big deal! New Garage siding New shingled roof on the house with 30 year shingles. The garage shingles are fine. New light fixtures and ceiling fans throughout USB charging stations throughout (in the wall) New treated lumber deck off the back of the house- great place for a grill and patio furniture! Fenced in yard- do you have pets or a little one? Washer and dryer stay (older but work well) This house is absolutely move in ready. We remodeled it for my son, but he took another opportunity in Cedar Rapids. We spend way too much time and money on it, but his opportunity make it worth it. If you can find a house anywhere close to this nice that has been remodeled for anywhere close to $139,900, you should buy it! If you look it up on Zillow, you will see that they put an estimated value on this house of $126,802 and that is without any of the remodeling!!! For $13,000 over the house in its original condition, it is a bargain. I am not listing it with a realtor simply because with what we have spent on it, we cannot spend any more on an agent. If you would like to use your own, you will need to work out the commission with them. NOW, to put things in perspective. In purchasing this house for $139,900, if you put $5,000 down, you would need to borrow approximately $135,000. At 4%, that is principal and interest payment of $644.51. Add in about $150 for property taxes and $100 for insurance, it makes for a total payment of $900.00. If you look at a the home at 2015 Valley, they are asking $106,000. It is a small house that needs a TON of work inside, and does not even have a garage (if the lot was big enough to build one, a 2 stall would run about $18,000 to build). If you bought that and put the same $5,000 down, you would finance $100,000 at 4% for a principal and interest payment of $477. Add in $125 for taxes (slightly less) and $100 for insurance, and your total payment is about $700. Please compare the 2 and see what $200 difference buys you. Imagine what it will cost to replace carpet? Put in a new kitchen? Remove a wall making an open concept with an island? It is not even close. I am in Cedar Rapids and would be more than happy to set up a private showing of this house. That said, please drive by, take a look, and do your homework. Check out other homes so that you will know what you will be seeing as far as value and quality. Please do not contact me if you want to look at it and then tell me that it is worth $120,000, or that you really want a house with 2 bathrooms right away. I do not mean to sound bad, but I do not want to waste my time (it is about 2 1/2 hours round trip for me) or your time.
