The Property, including the lot and all buildings, structures, fixtures, and improvements thereon, is being conveyed in its present condition, as-is, where-is, with all faults and without any warranty or representation, express or implied, as to condition, merchantability, habitability, fitness for a particular purpose, or zoning compliance. Buyer acknowledges that Seller has made no representations regarding the current or future permitted uses of the Property. Any existing conditional use approvals, variances, or special exceptions shall not convey with the Property and shall be deemed extinguished upon transfer of title, unless otherwise expressly assumed and approved in writing by the appropriate governmental authority.
