Just a few minutes away from either I-205 or Hwy 99, off-street parking, main bus line picks up/drops off just down the street, water and sewer included in rental price, with very kind/quiet neighbors. Landlord does not live on-site, but is at units every week or two for exterior cleanup/maintenance. - Owner pays water and garbage, renter pays electricity (no gas in unit). - Smoking not allowed in unit, but is allowed outside in back patio area. - Last month's rent due at signing (taken as security deposit). - Small (no larger than 25 lbs.), well-behaved pets are okay; loud/aggressive/destructive pets would probably prefer a different place... Additional pet deposit may apply. - We'll start with a 1-year lease followed by month-to-month (unless a lease extension is requested by renter and agreed upon by all parties). - Two other tenants (both very kind and respectful) will access back patio area every week on Sunday to roll their trash cans out to the curb, then again sometime on Monday retrieve them and get them back to their back patio areas. - Off-street parking is available for two vehicles. - Landlord is sorta old-school in some ways, and will definitely want to meet in person for the final steps of signing lease papers/addenda and handing over keys. - Landlord is responsible for exterior maintenance and will be over every 1-2 weeks to rake, use leaf blower, clean gutters, and do whatever else is seasonally necessary in the back patio space. Tenant is responsible for planting and tending (or not) the planting strip in their own back patio space (let's chat about what works best for everyone!). All applicants will be required to complete a background and credit check, verify their employment and/or income, as well as meet the criteria listed below for a criminal background check. INCOME CRITERIA AND CONTINGENCIES 1. Monthly household income should be equal to three times (3-times) the stated monthly rent. If your monthly income does not equal 3-times the stated monthly rent, your applications will be denied. 2. A current paycheck stub from the employer is required from all employed applicants in addition to verification of income over the phone. 3. Verifiable income will be required for unemployed applicants. Verifiable income may mean, but is not limited to, Bank accounts, Alimony/Child Support, Trust Accounts, Social Security, Unemployment, Welfare, Grants/Loans. 6 months of most current / recent bank statements are required. 4. Self-employed applicants will be required to show proof of income through copies of the previous year's tax returns and 6 months of most recent / current bank statements and profit and loss, year to date, if available. 5. You will be denied if your source of income cannot be verified. EMPLOYMENT CRITERIA AND CONTINGENCIES 1. Twelve (12) months of verifiable employment will be required. 2. Self-employed applicants will be verified through the state. A recorded business name or corporate filing will be sufficient to meet employment requirements. The most recent tax return to the IRS, bank statements, and year-to-date Profit & Loss may be required. 3. An additional security deposit will be required when employment does not meet the requirements. 4. If an applicant is currently unemployed, but applicant meets all other areas of the criteria for an approval, applicant may qualify with additional security deposit. CREDIT CRITERIA AND CONTINGENCIES 1. Negative or adverse debt on a credit bureau (ie Slow pay, Collections, Bankruptcies, Repossessions, Liens, Judgments & Wage Garnishment programs) exceeding $100 (non-medical accounts) will require additional security deposit. 2. Negative or adverse debt on a credit bureau (ie...Slow pay, Collections, Bankruptcies, Repossessions, Liens, Judgments & Wage Garnishment programs) exceeding $2000 will be denied. 3. Your application will be denied if 5 or more collections appear on your credit file (non-medical accounts). 4. An open bankruptcy on your credit will result in your application being denied. Bankruptcies discharged within two years from the date of application will require an additional deposit. 5. A utility debt (not telephone) on your credit will result in your application being denied. RENTAL CRITERIA AND CONTINGENCIES 1.Twelve (12) months of verifiable contractual rental history from a current third party landlord or home ownership is required. (Rental references ending 12 months prior to the date of application will not be considered current.) 2. Home ownership is verified through the county tax assessor. Mortgage payments must be current. 3. Home ownership negotiated through a land sales contract is verified through the contract holder. 4. Ten (10) years of eviction free rental history will be required. 5. Rental history reflecting property debt will be denied. If property debt is settled, an additional security deposit will be required. 6. Rental history demonstrating documented noise or other disturbance complaints will be denied when the former manager would not re-rent. 7. Rental history demonstrating residency, but not contractual rental history, will be cause for denial. 8. Three (3) or more 72 Hour Notices within a period of one year will result in denial. 9. Three (3) or more NSF checks within a period of one year will result in denial. DISABLED ACCESSIBILITY Webster A to Z allows existing premises to be modified at the full expense of a person with disabilities, if the person with disabilities agrees to restore the premises to the pre-modified condition per Fair Housing guidelines: 1. Written proposals detailing the extent of the work to be done are required. 2. Written assurances that the work will be performed in a professional manner by a licensed/bonded contractor required. 3. Written approval from the landlord is necessary before modifications are made. 4. A document identifying the names and qualifications of the contractors to be used is required. 5. All appropriate city, county or state building permits and required licenses must be made available for landlord inspection. 6. A restoration deposit may be required per Fair Housing guidelines. CRIMINAL CONVICTION CRITERIA Upon receipt of the Rental Application and screening fee, Owner/Agent will conduct a search of public records to determine whether applicant or any proposed resident or occupant has a "Conviction" (which means charges pending as of the date of the application; a conviction; a guilty plea; or no contest plea), for any of the following crimes as provided in S 90.303(3): drug-related crime; person crime; sex offense; crime involving financial fraud, including identity theft and forgery; or any other crime if the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or tenant or the health, safety or right of peaceful enjoyment of the premises of residents, the landlord or the landlord's agent. Owner/Agent will not consider a previous arrest that did not result in a Conviction or expunged records. If applicant, or any proposed occupant, has a Conviction in their past which would disqualify them under these criminal conviction criteria, and desires to submit additional information to Owner/Agent along with the application so Owner/Agent can engage in an individualized assessment (described below) upon receipt of the results of the public records search and prior to a denial, applicant should do so. Otherwise, applicant may request the review process after denial as set forth below, however, see item under "Criminal Conviction Review Process" below regarding holding the unit. A SINGLE CONVICTION FOR ANY OF THE FOLLOWING, SUBJECT TO THE RESULTS OF ANY REVIEW PROCESS, SHALL BE GROUNDS FOR DENIAL OF RENTAL APPLICATION. a.) FELONIES INVOLVING: murder, manslaughter, arson, rape, kidnapping, child sex crimes, or manufacturing or distribution of a controlled substance. b.) FELONIES NOT LISTED ABOVE INVOLVING: drug-related crime; person crime; sex offense; crime involving financial fraud, including identity theft and forgery; or any other crime if the conduct for which applicant was convicted or is charges is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or landlord's agent, WHERE THE DATE OF DISPOSITION HAS OCCURRED IN THE LAST 7 YEARS. c.) MISDEMEANORS INVOLVING: drug related crimes, person crimes, sex offenses, domestic violence, violation of a restraining order, stalking, weapons, criminal impersonation, possession of burglary tools, financial fraud crimes, WHERE THE DATE OF DISPOSITION HAS OCCURRED IN THE LAST 5 YEARS. d.) MISDEMEANORS NOT LISTED ABOVE INVOLVING: theft, criminal trespass, criminal mischief, property crimes or any other crime if the conduct for which applicant was convicted or is charged is of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlord or the landlord's agent, WHERE THE DATE OF DISPOSITION HAS OCCURRED IN THE LAST 3 YEARS. e.) Conviction of ANY CRIME THAT REQUIRES A LIFETIME REGISTRATION AS A SEX OFFENDER will result in denial. CRIMINAL CONVICTION REVIEW PROCESS Owner/Agent will engage in an individualized assessment of the applicant's, or other proposed occupant's, Convictions if applicant has satisfied all other criteria (the denial was based solely on one or more Convictions) and: 1.) Applicant has submitted supporting documentation prior to the public records search; or 2.) Applicant is denied based on failure to satisfy these criminal criteria and has submitted a written request along with supporting documentation. Supporting documentation may include: i) Letter from parole or probation office; ii) Letter from caseworker, therapist, counselor, etc.; iii) Certifications of treatments/rehab programs; iv) Letter from employer, teacher, etc. v) Certification of trainings completed; vi) Proof of employment; and vii) Statement of the applicant. Owner/Agent will: (a) Consider relevant individualized evidence of mitigating factors, which may include: the facts or circumstances surrounding the criminal conduct; the age of the convicted person at the time of the conduct; time since the criminal conduct; time since release from incarceration or completion of parole; evidence that the individual has maintained a good tenant history before and/or after the conviction or conduct; and evidence of rehabilitation efforts. Owner/Agent may request additional information and may consider whether there have been multiple Convictions as part of this process. (b) Notify applicant of the results ow Owner/Agent's review within a reasonable time after receipt of all required information. (c) Hold the unit for which the application was received for a reasonable time under all the circumstances to complete the review unless prior to receipt of applicant's written request (if made after denial) the unit was committed to another applicant.
