Rental Agreement 2016 Renters and Ricker Winsor, Owner Here are some essential things about our agreement for you to rent my house in Bradford, West Wind Studio. This document is subject to revision. There are more pictures at: The rent is $1450 per month payable at the same time every month. You can decide if that is on the first of the month or some other time within the first two weeks depending on what fits with your economics. Whatever date you choose I would ask that you maintain it faithfully. It is important for you to understand that we are depending on you in a serious way. Your constancy about this enables our life here in Indonesia. Let us agree that this first lease will be for two years without an increase in rent. At the end of that time we can renegotiate depending on the situation then. I would ask you to deposit the money directly to my Citibank Account if possible. If that is not convenient you can deposit it to my account at Wells River Savings Bank on Main Street. Or PayPal works well and if you send it as ?family or friends? there is no charge. I ask that you pay $1450 as a security deposit once you commit to rent the property. If you break the lease, meaning that you fail to give me 6 months? notice before vacating, or if you leave before the two year agreement is finished, you will forfeit your deposit. When you vacate the property, and once an assessment of the property is complete, I will refund that deposit less any costs incurred to make the property ready for the new tenants. If you decide for any reason not to move into the property I will keep the deposit. I expect you will move in or about September 15, 2016. You can coordinate that with the present tenants, Kelly Currier and Janine Burns. They will help you. The appropriate rent for the rest of that month will be due then and the regular schedule will begin in October. You are responsible for all utilities and for maintaining the property. Keeping the property mowed including the other side of the pond, keeping the chimney cleaned every year, and cleaning the filters on the heaters regularly, are important chores. I pay the property taxes and for appliances, and for necessary major repairs. There is a riding mower in good working condition, a trim mower, garden tools marked with white paint, a weed whacker, ladders, and a vice in the workshop. They are there for your use. You will have your own accounts with the Electric Company, the TV, Internet, Propane and snow removal- all the services needed for a house. Here are some names of my support people who can take care of problems should they come up. They deliver on a schedule and are available for maintenance of heaters and any gas issues. There is bus service to Hanover from the ?Bottle Shop? in Bradford which is handy to know about. There is a parking lot for your car just across the street from the Bottle Shop. There are busses beginning at 6:30 am until 9 am and then going back in the afternoon at 4 and 5. It might work for you sometimes. When Kelly and Janine moved in, the propane tank was 55 percent full. They need to ?top up? if necessary to that point. They were also responsible for making sure the spot lights in the studio and on the outside of the house are working. The outside spotlights are switched on from the living room or from the bedroom. There is a fresh air circulation system installed which I will explain in person. It recaptures about 80 percent of the heat going out of the house but you might still like to turn it off in the winter. It is located in the basement and I installed it to ensure fresh air in the painting studio. If you want to use it, Larry Russ listed above could clean it and get it going again. It creates a healthier indoor situation
