Property Condition: Tenant must maintain the home in clean and safe condition. Any damage beyond normal wear and tear is the tenant's responsibility and will be deducted from the security deposit or billed separately. No Alterations: Tenant may not paint, alter, or install fixtures without prior written approval from the landlord. Unauthorized alterations may be removed at tenant's expense. Entry and Inspections: Landlord may enter the property with 24-hour notice for inspections, maintenance, or emergency repairs. Renter's Insurance: Tenant is encouraged to carry renter's insurance. Landlord is not responsible for loss or damage to tenant's personal property. Subleasing: Subleasing or short-term rentals (e.g., Airbnb) are strictly prohibited without written consent from the landlord. Abandonment: If tenant vacates the property before the lease ends without proper notice, the tenant will remain responsible for rent until the property is re-rented or the lease term ends.
