Use of Premises The Premises shall be used and occupied by the Tenant and their immediate family exclusively as a private, single-family residence. No commercial or illegal activities are permitted on the property. Maintenance and Repairs Tenant shall maintain the Premises in a clean and sanitary condition and shall promptly notify Landlord of any damage or needed repairs in writing. Tenants are responsible for minor maintenance, including but not limited to, changing light bulbs and batteries in smoke detectors, replacing air filters. Landlord shall be responsible for making necessary repairs to the structure, plumbing, electrical, and heating systems. Landlord shall provide HVAC air filters to be replaced by the Tenant every 4 months. Early Termination If the Tenant terminates this Agreement before the end of the lease term, they shall be liable for a termination fee equal to two (2) months' rent. This fee is in addition to any rent owed for the remainder of the lease term until a new tenant is secured or the lease expires, whichever comes first. Subletting Tenant may not assign this Agreement or sublet the Premises or any part thereof without the prior written consent of the Landlord. Legal and HOA Compliance Both parties agree to comply with all applicable federal, state, and local laws, ordinances, and regulations. Tenant agrees to abide by all rules and regulations of the [Community Management Corporation] Homeowners Association, including storing trash and recycling bins inside the garage. Failure to comply with these rules may result in fines imposed by the HOA, which the Tenant will be responsible for. Liability for Personal Property Landlord's insurance policy for the Premises covers the building structure and Landlord's property only. Landlord is not responsible for any loss or damage to Tenant's personal property, including but not limited to furniture, electronics, clothing, and other belongings, resulting from fire, theft, flood, or any other cause. Tenant acknowledges that they are solely responsible for obtaining and maintaining insurance to protect their own personal property. Tenant is strongly advised to consider obtaining a renters insurance policy for this purpose. Premises Alterations Tenant agrees and acknowledges that no changes or modifications may be made to the exterior or interior of the Premises without prior written approval from the Landlord.
