    What's special

Home for sale in the highly desirable Westover Acres neighborhood. Many are not aware of this hidden gem of an older subdivision and homes here typically sell within a couple of weeks. The location is great with easy access to all interstates to get anywhere and easy access to downtown. Make us an offer! This 1900 SF tri-level home is situated near the top of a hill on Robin Crest Dr. Notable features – Kitchen with island has gas logs inset into the end of the island – never be without heat, even in a power outage. Gas water heater replaced about 2 years ago (traditional type). HVAC (gas heat) replaced about 6 years ago. In ground 18x36 pool, vinyl liner type with a slide and a diving board. The pool has a 4 foot shallow end and an 8 foot deep end. Also has a salt generator for easy maintenance and the light in the deep end is a modern LED type that can change colors automatically or you can set it for whatever color you want. Pump, filter, and the Pentair salt unit are in a small pump house along the back fence line. All that being said, the pool liner is worn out and needs replaced. We have not used the pool in a few years and with the liner dry rotting we gave up and just shut the pump off. So it looks bad right now but with a new liner it will look beautiful again. We will give a $2000 discount at closing for a buyer to get a new liner put in. There is a large 16x32 steel building in the back yard which makes for an awesome workshop or man cave. It is insulated with one walk in door and one roll up door. The building has electric and water and the light by the door is even on a three way switch to the upper back porch of the house so no walking out there in the dark. Two back porches! A 10x20 (need to double check the sizes on the porches) upper screened in porch with removable windows, built in stereo with in ceiling high end Monitor Audio speakers. Lower 10x20 (verify) deck type porch with translucent roof, privacy lattice, and huge hot tub. The hot tub does work but has developed a leak somewhere that will ultimately need to be fixed. Two car garage – when we bought the home in 1999 the prior owners removed all of the garage door hardware, built up a floor and had a beauty parlor in there. The garage door is not functional and not usable, it is attached to the opening in some manner. We had removed the built up floor and were planning on getting a new garage door but well…. Plans change. Laundry connections are also in the garage and there is a fully working tanning bed in the garage which goes with the home. Downstairs features a nice sized den, fully functional wood burning fireplace with a nice glass screen, a sliding glass door out to the pool area, a bedroom, and a bath with a tile stand up shower. Upstairs features the master bedroom, another smaller bedroom, and a full bathroom. Mid-level has a custom corner shelf built in for a home theater system, articulating wall mount for a flat screen TV stays as well as two in-ceiling Monitor Audio surround speakers (wiring is also in wall). The TV spot also has wiring to the island where the house is ideally setup to have a computer and can have the computer display on the TV as well. The mid-level also has the kitchen with a standard slide in range/oven plus a second in-wall oven, composite sink, and a dishwasher. Old fire hazard Federal Pacific Stab-lock electrical panel in master closet was replaced with a new modern service panel about 10 years ago. All of the main smaller windows were replaced with modern double panel vinyl windows about 10 years ago. Three attics – the upper most has a new drop down stair with gas struts and aluminum ladder. The upper most attic also has a whole house attic fan but I think the motor might need replacing as it has stopped working. All new exterior paint is recently done. West Columbia city limits so you have city water, sewer, and trash service.
