I'm not sure what to talk about first. The community surrounding 1808 Chelwood Circle or the extremely well thought out construction of this green featured family home? I will start with the location. As Charleston continues to mushroom out with new growth Northbridge Terrace becomes a better and better location every day. Want to go downtown? Take a right or a left and be there in 10 minutes. Want to go to the airport.. Jump on i-26 and you are there in 10 minutes. Need some spaghetti sauce or a fresh avocado? The grocery store is one minute away. Wanna hit the gym before starting your day? You can jog there in 5 minutes. Yes this area is by far becoming the area to be with the recent announcement of the new plan for Sam Rittenberg corridor. You can already see the progress happening daily with breweries opening the Famous Toastery the Starbucks. It is becoming white hot! Ok the house is coming up next but before I go there let me just say as a local resident myself the Northbridge Pool and Swim Team is the place to get your little ones swimming like fish (most kids learn to swim here and then swim their way through elementary middle and high school on the Northbridge Swim Team. 1808 Chelwood is a 3 minute walk from this hidden treasure. OK - the house... this is where it gets good. The owners had a vision when they first saw the original brick ranch and back in 2007 took everything down do the foundation and added several wings and a second floor transforming this once 1960s rancher into the nearly self sustaining green and family friendly home that it is today. The yard features several grapefruit lemon and orange trees that bear seasonal fruit a saltwater pool and a covered area for entertaining shaded by the multiple solar panels that convey with the property. There are also multiple rain barrels so watering the yard comes easy and feels good knowing you are recycling what you can and minimizing your carbon footprint. The little things you cannot see in this home add up... Lets start with the structure. The floor system is all treated lumber (termite companies love this) and the walls are made of 2x6s (not the traditional 2x4s most often used. This allows more space for the soy based spray foam insulation in the attic crawlspace and walls which eliminates off gassing most spray foam products emit. Most of the walls in the master wing have recycled denim as insulation for better soundproofing. The ductwork is completely contained within the building envelope. This means that the crawlspace is not filled with tubes of warm and cold air in the crawlspace with makes for a healthier house climate. (Sorry mold no ductwork in the crawlspace here. Go grow in some other house). Yes this home was built with Dade County 2006 hurricane proof building codes (minus the windows) and to say this is a solidly built structure would be an understatement. As you enter the foyer you will see the multi piece custom trim package on the walls the coffered ceiling in the dining room heck there is even heart pine wood on the ceilings of the vaulted kitchen (which is pretty amazing by the way... more on that in a moment) From the foyer and to the right is a bedroom wing with 5 bedrooms and 4 full baths. Upstairs is complete with a large media toom a large office a game room fit for 20 kids to come and spend the night and a quiet front bedroom complete with a full bath (hello mother in law!)... With tons of storage the green features Mother Earth deserves and a location that is central to everything Charleston this home should be viewed before considering any other option in this price point. Tax records say 1960 but tthe owner took it down to the foundation and then added another 90%... so the house is effectively a 2008 model. (Elementary School may change next year to Stono buyer to verify and be comfortable either way.
