Applicants must be named on a rental agreement. Home owners must submit proof of home ownership via a deed or tax assessment. -Cosigners not accepted -No screenshots; only actual documents -Screening fee: $42/adult tenant -Upon signing the lease, tenant will be required to pay the sum of first month's rent ($3300), utility reimbursement of $350 and the household security deposit of $3600. -Renters liability insurance of $300,000 is required and must list the owner as an additional interest Applications: -Each applicant age 18 or older must submit a separate, complete application along with a copy of their valid photo ID. -Applications will be given to those that have toured the home. -Complete applications are processed in the order received, and per City of Portland regulations. -If your application is not complete, we will move on to the next complete application. -Applications will not be considered complete until the online application has been filled out completely and all application screening fees have been received. -Incomplete applications may be denied. If we cannot contact your references or verify all required information after 3 days, you may be denied so we can move on to the next application in a timely fashion. -All rents and deposits, a lease signed by all parties, and proof of tenant liability insurance will be required to be in place prior to taking occupancy of the property.
