Guests have access to the entire property. No one else lives on the property. The upper level is not furnished and not accessible.

CHECK IN INSTRUCTIONS
The entrance to the home has a keypad. We will provide the code (4 digits) for the keypad on the day of your arrival.
The keypad is located on the front door. Type in the code and turn the deadbolt.
For guests arriving late, the keypad is lighted, and the flood light will turn on as you approach the door.
To lock as you come and go, press the logo on the keypad and turn the deadbolt to the lock position.
Once inside there is a welcome letter with the WIFI password and other instructions and other important information like when to take out the garbage bins.
PARKING
Off-street parking is available, for free, just steps from the front door. Or use the detached garage with opener (located on the kitchen counter).
GARBAGE AND RECYCLING
The bins are located in the driveway on the side of the house.
Service is on Monday.
Bring the bins to the curb on Sunday night.
CABLE TV
Cable TV (including local channels) is available in both the living room and bedroom.
Instructions for how to get cable TV to work are located on the back of the welcome letter.
RULES
Treat this home as you would your own.
Guests are expected to follow our rules, and can be removed if they cause issues.
No smoking, vaping, or e cigarettes allowed
No pets allowed.
Maximum 2 guests only.
Absolutely no unauthorized overnight guests.

NEIGHBORHOOD OVERVIEW
This home is located on a commercially zoned street with only three other neighbors. The street is somewhat busy during the week 8:00am - 5:00pm, but quiets down in the evenings. The weekends are quiet as well.
GETTING AROUND
Located just three blocks from Broadway Avenue, the main thoroughfare through the city, getting around very easy. A vehicle is not necessary but may be desired.
Most major stores have two locations in town. It is likely you will find whatever you need in a 10-mile radius.
If you find yourself downtown with a vehicle, the parking ramps and meters are free after 6:00pm. If you don't have a vehicle, Rochester has both UBER and Lyft.
BOOKING & PAYMENT INFORMATION
All guests over 18 years of age are required to submit a valid ID and sign a lease.
Taxes and fees are included in the monthly rent. Security deposit required.
Payments can be made via VENMO, PayPal, CashApp, or Zelle.
The booking is NOT confirmed until all ID's are received, lease is signed, and security deposit has been received.
Security deposit will be refunded upon completion of lease (less any damage) within 14 days - otherwise it is non-refundable.
A $250 charge is due with the first month's rent to cover cleaning at the end of the lease.
