Applicants with multiple charge-offs, unpaid debts, accounts in collections or a history of delinquent payments will be denied. A history of prior evictions and/or unpaid landlord collections are decline criteria. Must disclose bankruptcies, which are considered on a case by case basis. Criminal screening is done for applicants who are 18 years and older. Criminal history is considered on a case by case basis. Applicants must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicants should be able to provide strong and verifiable references from previous housing providers for a minimum of 2 years, renting from someone other than family and friends.
