My partner and I are looking for someone to sublet starting August or September, as I got into grad school and we'll be moving to Pennsylvania later in the summer. Move in date is flexible--we will likely move on or around August 20, but would pay here for the full month of August so you could potentially get 11 days of free rent! You would take over the remainder of our lease through March 31, 2023 with the option to renew after that. You would be right in the heart of Shaw, close to anything you could want in DC! We are right by Howard U; steps away from cafes, restaurants, and bars like Big Bear, El Techo, Shaw's Tavern, BKK Cookshop, Beau Thai, Half Smoke, etc.; minutes from the 9:30 Club as well as the movie theater at Atlantic Plumbing; two blocks from the Shaw/Howard Metro and Shaw Library; and walking or biking distance to so much more, from Chinatown to the Mall to Logan Circle to Columbia Heights and U Street. We are also very close to grocery stores--there's a Giant walking distance (less than a mile) on 8th St, and a Safeway in Mt Vernon Triangle about a mile away. This is a beautiful, recently renovated first floor apartment in a six-unit building. It's listed as a 2-bedroom, and certainly could be, but might be ideal for one person or a couple who will share one bedroom. As you can see in the photos, the room we are using as the bedroom now is fairly small, and we're using the other "bedroom" as our living room. There is wood flooring throughout; all-new appliances; central air/heating; an in-unit washer and dryer; and security cameras for the property. You can also see from the photos there is TONS of natural light and huge windows, including bay windows in the kitchen/front room. We really hardly have the lights on during the day because it gets so much light (which has been great for all our plants as well!). We are only the second tenants to live here, so everything is brand new, works great, and is in excellent condition (and no weird smells, leaks, bugs, or other older-apartment woes). The place is pet-friendly, with no pet rent or pet deposit. I have a dog and a cat and they both love it here! If everything is a good fit, we'll have you fill out the rental application from our landlord, which will include a $50 application fee so that he can run a credit and background check. If approved, we'll sign a sublease agreement with you and start to coordinate things like move-out/move-in, transferring utilities, and keys. Our landlord may want to do a walkthrough with you as well before you move in just to meet you and make sure everything in the apartment is in good condition, so we'll coordinate that if needed.
No pet fee or pet rent. Utilities not included but run about $100/mo. Water is a monthly flat $40 fee. No smoking. One month rent will be required upfront as a security deposit.
