    This is a very nice duplex apartment near the river west of the auto malls in Burlington (but has a Mount Vernon address) The address is listed in the ad so feel free to drive by and see it. The house is well kept, has a large front and back yard, has easy river access for great walking or eagle watching, or especially beautiful sunsets and moon rises. Washer, dryer, dishwasher and all the usuals. Large one car garage. Well insulated and comfortable with lots of light. I am the owner and I'll answer the phone personally. Zillow does not allow me to list my phone number here but has listed my phone number below, just above the big blue "ask a question" button. Please give me a call. I'll answer and we can talk. INFORMATION GATHERED FOR SCREENING AND INSTRUCTIONS TO APPLY: The application will be on TurboTenant. You will be emailed a link to the application website and all information will be entered there. A reusable screening form will not be acceptable. Each adult earning wages paying the rent must fill out the application and obtain a credit report and background check. Information required is: Income verification including contact information for place of employment and past employment. Rental history information including present landlord and at least one past landlord. Information required to obtain credit history and a background check. Driver's license and car license information. References from employers and landlords or others in authority positions. TERMS AND POLICIES TO BE OFFERED: Each applicant must be willing to agree to the following basic terms and policies in addition to all other terms included in our standard lease agreement. If the best qualified applicant does not meet minimum criteria, they may be offered alternative terms: The house is ready to rent with a one year lease. Rent = $1950/ month plus damage insurance costs ($300,000 minimum liability). Deposit = $1950 Income (all rent payers combined) must be 3X rent or $5,850. Excessive debt payments will be a reason for disqualification due to their impact on the income to rent ratio. Oil dripping cars or other pollution sources are not allowed on the property. Any cars on the property must be currently licensed and move off the property at least once per month. No smoking is allowed in the house. Pets are not permitted. All utilities are directly contracted with the utility company by tenant. No repainting or other modifications are allowed without permission. Rent will be paid and maintenance requests made on the Turbo tenant website. A decision to rent will be made considering income, credit, and rental history. I welcome all people and the decision will be a business decision. REQUIRED DOCUMENTATION AND FEES TO BE INCLUDED WITH EACH APPLICATION Documentation of all income such as pay stubs, tax returns, bank statements, rental assistance vouchers, etc. Verifiable documentation of all income sources the tenant would like to have considered. Proof of previous address such as a utility bill. Social Security number and documentation required to establish identity to obtain credit report and background check. Applicants without US social security number may provide proof of financial stability in other manners. References from employers (Present and past) and landlords (present and past) The credit report and background check will be done on the Turbotenant website. A $45 fee will be collected by Turbotenant during the application process. FINANCIAL HISTORY: A credit history report from Trans Union will be collected on the Turbotenant website. This will include credit history and eviction history. Applicants with charge-offs, unpaid debts, or a history of delinquent payments will be denied tenancy. A judgement will be made based on income to debt ratio and payment consistency. A prospective tenant must have reliability and resources to pay the rent easily. Applicants with prior rental evictions will be denied tenancy. Trans Union Consumer Relations contact information is not allowed by Zillow in this form. I will provide this information on request in another manner. You can obtain a free credit report from Trans Union in the event of a denial or other adverse action. You can obtain a free credit report weekly for no reason at all at (information not allowed by Zillow) Paystubs and other documentation of income will be required by the Turbo tenant website application process. Garth McMurtrey will require employer contact information from present and past employers and current and past landlords. RENTAL HISTORY: Applicants must show that they have paid the rent on time and taken good care of their past rental properties and that their neighbors and landlords would like to have them back again. References are required from present (or most recent) landlord and at least one past landlord. CRIMINAL HISTORY/SEX OFFENDER REGISTRY The Turbo tenant website will run a background check through Trans Union. We will not automatically disqualify any person on the basis of a criminal background. We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
