Tenant Responsibilities
Tenant is responsible for all utilities, including electricity, gas, water, and trash
Tenant must maintain landscaping and keep the yard reasonably clean to match the neighborhood
Watering the yard is required during dry months
No smoking or burning candles inside the home
Small pets are allowed with a $300 pet deposit (refundable if no damage or odor at move-out)
Proof of employment and references required
Renter's insurance must be provided before move-in and maintained throughout the lease
Income & Credit Requirements
Household monthly income must be at least three times the monthly rent
Minimum credit score: 640
Credit score 700 or above:
First month's rent plus $3,199 refundable security deposit due at signing
Credit score below 700:
First month's rent plus last month's rent plus $3,199 refundable deposit due at signing
Move-Out Requirements
Tenant must hire a professional cleaner to clean the home at the end of the lease
If not, a $450 cleaning fee will be deducted from the security deposit
