Located in a safe, peaceful suburb, our property is just a short drive from Rochester and the surrounding areas, making it an ideal choice for healthcare professionals, tradesmen, students, and business travelers. KEY FEATURES: *FULLY FURNISHED suite with a queen-size bed, 2 nightstands, a padded chair, and a dinette set with 2 chairs perfect for dining or working. *All UTILITIES INCLUDED! *Kitchenette with a mini fridge/freezer, microwave, sink, cabinets, and countertop space for meal prep. Situated just off New York State Route 104, our property is conveniently located for professionals, tradespeople, and those working in the area. Within a mile, you'll find essential services such as gas stations, grocery stores, shopping, and dining options like Dunkin' Donuts. The area also boasts a variety of local restaurants like Mamia's Island, Sue's Little Pizza Shop, and Cam's Pizzeria, offering a range of dining experiences to suit every taste. With everything you need just a short distance away, Twin Rock Suites is the perfect base for your stay. *Under 20 minutes to Rochester Regional Hospital, perfect for healthcare professionals. *Under 30 minutes to major hospitals like Strong, Highland, Unity, and Newark Hospitals. *Just a short drive from University of Rochester, RIT, and local attractions. BUILDING ACCESS: *Contactless Check-in: A unique door code will be provided. Simply enter the code on the keypad to gain access to your suite. *Vending/Laundry Room: Access the vending and laundry room with the same door code used for your suite. SECURITY: Security Cameras: The Twin Rock Suites property is well-lit at night, with security cameras in the parking areas, outdoor walkways and laundry/vending room to ensure the safety of our building and guests. We respect your privacy, and there are no cameras facing any indoor living spaces. POLICIES: *Rent is charged weekly. *3 week minimum stay required. Flexible end times, as long as a one weeks notice is given before departure. *Single occupancy only. *Guest must have a permanent out-of-town residence (no locals) and be in town on a work or study assignment. We may require proof of work/study assignment. *Guests are responsible for keeping the unit clean during their stay and laundering their own linens if needed. DEPOSIT AND PAYMENT - Upon booking confirmation, the guest's credit card will be charged for a $125 Refundable Deposit and $75 Cleaning Fee. ($200 total) WEEKLY RATES & AUTOPAY - Guests will be set up on WEEKLY AUTO PAY on a credit card. The first week's payment will be automatically charged to credit card on file on the Day of Arrival. The weekly rate will then be automatically charged to the credit card on file each consecutive week on the same day of the week as your arrival day. If the WEEKLY AUTOPAY transaction is declined, a $20 service fee will be added to your account. The REFUNDABLE DEPOSIT will be refunded to the credit card on file after Check-Out with the following conditions: -The suite is left in the same condition as it was found: -All dishes must be cleaned and put away: $30 fee for dirty dishes. -There are no missing or damaged items: missing or damaged items will be taken out of the deposit as follows: -Towels: Bath $8 / Hand $5 / Washcloths $3 / Dish $3 / Bath Mat $15 -Bedding: Comforter $30 / Sheet Set: $20 / Pillows $10 / Extra Blanket $20 -Plates, Bowls, Glasses/Mugs, Utensils, Cutting Board $2 each -Coffee Maker: $25 -Garbage Can: $15 -TV replacement: $300 -Wall damage: $150 to patch and paint one wall. -Smoking or Vaping in room: $250 cleaning fee. -Excessive garbage left in room: $30 fee. -Excessive dirt/mess in room: $75 fee. -The guest must give a 1 weeks' notice before their departure. *If damages and missing items charges exceed the refundable deposit amount, then the credit card on file will be charged the additional amount. PROPERTY RULES: -No Pets Allowed -No extra beds, air mattresses, or sleeping on the floor (fire code). -No Smoking or Vaping inside the room or on the porch. Smoking fee: $250. -Properly dispose of cigarette butts; no littering. -Only toilet paper may be flushed; damages from improper flushing will be charged to guest. -No pouring grease/oil down the drain. Charges for damage. -No space heaters, candles, or incense. -No grills allowed. -No hanging items on walls/doors, including temporary adhesives. -No items left outside the room without the owner's consent. -Place garbage in the onsite dumpster. -One car per unit; no unregistered vehicles. -No Loud Noise, Quiet hours: 10pm - 8am. -Keep windows closed in winter. -Only registered guest may occupy the room.
