Lease Terms Month-to-Month Furnished Rental Lease Type This property is offered as a furnished month-to-month rental with a minimum initial term of 28 days, in compliance with local regulations. Term The lease automatically renews on a month-to-month basis unless terminated by either party with proper written notice. Notice to Vacate Either party may terminate the lease with 30 days written notice. Notice must align with the rental cycle and be acknowledged in writing. Rent Monthly rent is due in full on the first day of each rental month. Rent includes furnished use of the property, WiFi, standard utilities, and routine pool maintenance, unless otherwise stated. Security Deposit A refundable security deposit is required prior to move-in. The deposit will be returned within the legally required timeframe after move-out, less any deductions for damages beyond normal wear and tear or unpaid charges. Utilities Rent includes water, trash, sewer, WiFi, and standard electricity usage. Excessive utility use may result in additional charges. HVAC settings are preset for energy efficiency. Furnishings The property is fully furnished. All furnishings, appliances, linens, and equipment must remain on site and be returned in the same condition, excluding normal wear. Occupancy Limits Occupancy is limited to registered tenants only. Long-term guests or additional occupants require prior written approval. Quiet Enjoyment Quiet hours are strictly enforced from 10pm to 8am. This is a residential property intended for peaceful living. Use of Property The property is for residential use only. Commercial activity, parties, or events are not permitted without prior written approval and additional fees. Private Events Private events require advance written approval and may involve additional fees, permits, insurance, and cleaning charges. Parking Maximum of five vehicles permitted on site. No street parking allowed. Unauthorized vehicles may be towed at tenant expense. Pool Use Pool access is included. The pool is unheated and shuts down nightly at 9pm.
