When the construction is finished, this will be an 8 bedroom house, with 8 people total in the house. In the meantime, construction noise happens in the garage and outside between 8am - 6pm. House Rules Quiet hours: All evenings: wind down is 9:30pm, quiet is 10:00pm (unless everyone is up), until 9am. Negotiable on an individual time basis. During this time, talking and quiet cooking is allowed in common space, but don't wake roommates. Roommates may be awake in their rooms, and you may hear a light murmer or chuckle through the sound deadened walls. You may also hear the microwave beep. This sound is not against the rules. Weekdays: 9am to 4pm is semi-quiet, 10pm-9am is quiet. We have multiple people home much of the day and need to work during that time. In the common space, talking and regular noise is expected, and quiet-needing people should retire to their own quiet space. If noise is intruding on the quiet room space, loud people should tone it down to a non-intrusive level. Nudity in shared areas is not common, but also not unexpected. Guests: Text housemates ahead of time if possible No more than 3 evenings per week - negotiable Overnight guests are fine Unaccompanied guests can sleep until the morning, but must leave since you're not there. Longer term guests subject to house discussion, and that guest should offer something to the house (like cooking a dinner) You are 100% responsible for making sure your guest follows the house rules. If housemates really want common areas free of guests at that particular time (rarely happens), guests should hang out in host's bedroom. Prefer that guests sleep in the host's room. If not possible, then the pole room with the understanding that housemates may want to have the lights on or cook quietly in the common space during the night. Guests of guests: host is still 100% responsible for guests of guests. Host should only leave guests of guests alone for very short durations, and have them hang out in host's private space Noise: Needs of people who need quiet generally get prioritized over those that want to be loud - see above rules. Workout room grunts are fine, music is negotiable Outside: BBQ level noise level. Music is fine, but don't upset the neighbors. Our house is well insulated, so as long as windows and doors are closed, music can be pretty loud. If a housemate or their guests is being loud past quiet hours, is reminded that quiet hours are in effect, and still wants to be loud, and all other options (earplugs, noise cancelling headphones, etc). Are not acceptable to the one that wants quiet, that loud housemate should pay for a hotel room for those that want quiet. Larger parties (15 or more people) No more than once every 2 months - negotiable Sex: Sex noises are ok, but only outside of quiet hours Chores: There are assigned chores, negotiated upon each new roommate. We sometimes have a group house cleaning/yard work day. Always take care of your own dishes Counters are always kept dish free, though sometimes they aren't completely wiped down. Keep the common areas clear of clutter Fruits outside are kommi - available to all There are planter boxes and yard space for plants, planting is up to house discussion. Some baking supplies are kommi expense Drugs Personal use ok, but don't bother your housemates with smells and such. No cigarette smoking Hippie drugs ok, no corporate drugs Driveway use: first come first serve. There is always space on the curb. Keep the doors locked, even when you're home Shoes off in the house - take them off in the entryway No pets. No guest animals without landlord approval. 1 garage bay and the large walk-in crawlspace is available for everyone's storage except the master bedroom. Doesn't mean you can store an entire household of stuff there. Adults only. Kids can visit very infrequently. Covid: all housemates must be vaccinated. Guests do not have to be vaccinated. If covid situation worsens such that danger to housemates is increased, the house will lock down, subject to discussion. General sickness:. If you're sick, you must wear a mask in the common areas. If you're REALLY sick, try to stay in your room as much as possible, and Clorox common areas you touch.
