All adults 18 years and older must fill out application, pass a background and credit check. Security deposit 1X rent. Deposit is refundable minus cleaning fees and repairs (if any) upon move out. First and last month required upfront. Tenant(s) pay for all utilities. Absolutely no smoking inside or outside the property. Renter's insurance and pest control required. Zero tolerance policy regarding drugs or illegal activity. Tenants are required to put utilities in their name on the first day of move-in. Tenant must change air filter, maintain landscaping, and maintain premises and items regularly, fail to do so will incur breach of contract and compromises security deposit. 1 applicant net income requirement 2X rent, up to 2 applicants allowed with net income requirement 2.5X rent combined. SSN card or ITIN Pet owners: Details and paperwork about your pets (immunization records, behavior, any past incidents like biting, aggression or damage to property, medical conditions/treatment/medications, breed, age, size, time owned, spayed/neutered, who will care for the pet when you are not available?, any other information?), proof of pet insurance, etc.) Tenants must agree to a lease contingent on your pet's behavior. If you're a tenant with no pets at the time of signing this lease agreement you also agree to all pet approval procedures and conditions if you ever want to have a pet on premises.
