We renovated the original house, opened up walls, ran ducts through the original house for AC, put Pex tubing throughout entire house for in-floor heating (I have allergies & don't want moving heated air), refinished original hardwood floors, dug down to the foundations on the South & West sides of the house & replaced the cinder block basement walls w/ poured concrete + 3 full size egress windows in roomy window wells, 100% plumbing replacement in house & out to city water & sewer connections, 100% Gas line replacement in house & out to service, 100% electrical replacement in house & conduit is ready to change power lines from overhead to underground, replaced all basement floor concrete & put in Pex heating for in-floor heating, tore down the living room & garage, dug a 9' basement addition of 1,024', made a vaulted ceiling room above it w/ the same footage, & made an attached 1,024' garage w/ vaulted ceiling & double wide, double tall garage door in addition to a standard 8" garage door. The ENTIRE addition, basement to roof, was done using ICF blocks w/ 8" of concrete & rebar for walls... it is formidable vs sound & temperature & will likely be the last structure standing for many miles if the world ends. The floor between the basement & main in the addition is concrete slab on engineered concrete beams (no pillars in basement) w/ Pex tubes for in-floor heating. Pex heating in the garage floor as well. All windows, doors, siding & shingles done this year. Designed for me (who hates yard work) so that there is a nice, small, square front lawn... & then positive drainage sidewalk, patio & driveway fills every other spot on the property. You can put flora boxes on top of the concrete perimeter if you want green stuff, otherwise, it is extremely low maintenance & the square footage of the property is maximized for indoor use. Speaking of which, water & sewer were set up so that a Mother-in-Law suite could be made to take up half of the addition (full suite w/ bath, kitchen, living area, bedroom) while leaving the space above it to be used as a library/loft for the main home's living room. Has to be seen to be appreciated. You can have the appliances as I'm not interested in trying to move them. The Freezer & Fridge combo are unusually perfect & amazing, so they should stay w/ the kitchen. Now we are living in 3 bedrooms + a full bathroom + a 1 3/4 bathroom. A 4th bedroom in the basement has a tile floor but is not finished, its 1/4 bath is not finished, & the 5th bedroom w/ its full bathroom is the Mother-in-law suite which is also not finished. 1 month following payment to find lodging & move. You get access to the addition/garage immediately.
