On Feb 25, 2021, we closed on refinancing our VA Home Loan on the place to a 2.49% rate and we’ve been told by our Veterans United Loan Officer that the rate and loan are assumable to a qualified veteran buyer. We absolutely will not let a buyer buy subject to our loan nor assume our loan as a civilian buyer. Must be a qualified veteran. We can only have one VA Home Loan at a time and we need our eligibility back to buy our next place from family. If we don’t get our eligibility back in selling, then we may as well rent it out using a Helena property management company for rent that is no less than $2,000 a month.
My husband’s a lawyer and my dad’s a lawyer who has taught aspiring realtors to pass their licensing exam in Montana for decades and decades so we should be able to figure out the transaction FSBO.
A realtor recently approached me with a motivated buyer and offered to add 3.5% to the sales price to represent both sides. I would do that so the sales price would be $362,250. The buyers ended up getting scared away by the Catholic Church on the block previously having a cemetery in Robinson Park circa 1970’s. We did not know that and never noticed that. The Church has a big community garden is a selling point. I’m putting this in the listing because I do t want to spend another week of my life texting a buyer about every detail of the house to have them cite this cemetery reason again as a reason not to buy.

Generally in Montana cities, sales prices for houses increase 10% every year and in this last year some have increased 30-40% so we are not asking for enough. If we don’t sell before we move out in April, we’re going to raise the sales price to a fair market price when we list. We’ll be all moved out. It will be move in ready. Realtors will be welcome to show it to their buyers by setting up a showing with the realtor we choose. Thank-you.
