TERMS AND CONDITIONS
1. Tenant shall not terminate this rental agreement without the required 20-day notice after the lease has expired.
2. NO PETS, No waterbeds, no pianos or organs are allowed without the written consent of the Lessor.
3. Not to permit said premises to be occupied by any other persons than those listed on the application. Written permission is required if any guest remains.
4. To comply with all rules and regulations adopted pursuant to the Law.
5. Limit of three (3) vehicles per unit.
6. Not to permit any acts to be done on said premises, which would violate any law, rule or regulation.
7. To keep all areas of the premises clean, sanitary and free from any accumulation of debris, filth, and garbage and to dispose of it in a proper manner. Tenant shall take particular caution against cigarettes and other fire hazards. Tenants are responsible for all damages to furnishing or premises caused by negligence.
8. Tenants shall report leaky or defective faucets at once. Expense or damage caused by stoppage of waste pipes or overflow of bathtubs, toilets or wash basins must be paid by the tenant as well as any damage to the building or furnishings other than ordinary wear and tear.
9. To use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, and other facilities or appliances on the premise.
10. Not to destroy, damage, deface or remove any part of the premises or permit any person to do so and to assume all liability for damages other than ordinary wear and tear.
11. Not to unreasonably withhold consent to the Lessor to enter into the dwelling unit in order to inspect the premises, make necessary repairs, decoration, alterations or improvements, or to show the unit to prospective buyers or tenants. Lessor may enter unit without consent in an emergency or at any reasonable time with 24 hours notice.
12. To notify the Lessor of any anticipated absence from the premises in excess of seven days, not later than the first day of absence.
13. A $45.00 fee will be charged on all returned checks reported as NSF.
14. In the event the Lessor has to bring action to enforce any provisions of this agreement or the Residential Landlord/Tenant Act, Lessor shall be entitled to, in addition to cost, reasonable attorney's fees.
15. Doors of tenants' dwellings should be kept locked. Tenant shall notify Lessor if locks fail to operate. The Lessor will not be liable or responsible in any way for loss or damage to articles or property belonging to tenants. Tenants should maintain fire and theft insurance for his/her personal property.
16. To use the premises only as a dwelling. Disorderly conduct shall be grounds for notice to vacate dwelling and terminate the agreement. Tenant shall restrict all sound or noise to a reasonable volume. Tenants and their guests shall conduct themselves in a manner that will not disturb their neighbor's peaceful enjoyment of the premises.
17. No loitering in gardens or landscaped areas.
18. Tenant will not transfer their interest in this agreement or sublet the premises.
19. Tenant is to be responsible for testing any smoke alarm and report any malfunction to the Lessor. The tenant certifies that the Lessor has instructed him/her in the operation of smoke detector(s) and acknowledges receipt of instruction for testing.
20. To report immediately all malfunction of equipment, failure of essential services or need for repair, tenant shall not tamper with the refrigerator, locks, doors, light (except for changing light bulbs) or other appliances or make any alterations of any nature on or to the premises.
21. Lessor shall not be liable for damages of any kind caused by the lack of water, heat, refrigeration or other services to the premises arising out of any accident, act of God or occurrence beyond the control of the Lessor.
22. That any goods, chattels, motor vehicles or other property left on the premises after termination of the tenancy by any means shall be considered abandoned and may be disposed of as provided by Washington State Law.
23. Absolutely no non-working vehicles will be allowed to sit on the property for more than three days. Tenant must move the vehicle to another location to repair the vehicle.
24. No parties with more than 8 People and/or loud music are allowed on the premises or grounds so as not to disturb their neighbor's peaceful enjoyment of the premises.
25. Keep the exterior of unit clean, no cigarette butts or debris on the property. If Landlord/Agent has to pick up cigarette butts, there will be a charge to the Tenant of $1.00 per butt.
