Single Occupancy: Fifth wheel on gated, private residence for rent. This is a 2019 33-foot Keystone Hideout with a single queen bed. We will include the internet, several streaming services, and all utilities. We installed new air conditioning units in both the common area and bedroom to ensure comfort. Due to this being a fifth wheel trailer, the renter will be responsible for emptying grey and black tanks regularly. We are willing to rent on a month to month basis, with a no-drama renter being our top priority. Month to month rent. Utilities included. Internet included. Netflix, Prime Video, Max, Hulu, Disney Plus, Paramount Plus included. First and security deposit required at lease signing. Please note the following terms: To make sure everyone enjoys a pleasant experience, we've outlined a few guidelines. 1. Guest Policy: o Overnight Stays: Guests are welcome to stay overnight, but please limit this to 1 overnight stay per week. Additionally, any single guest cannot stay more than 13 nights within a 6-month period. o Definition of Overnight Stay: This refers to guests being present between 9 PM to 7 AM. o Responsibility: You're responsible for your guests' behavior and any damages they may cause. 2. Parking: o Vehicles: Please limit the number of vehicles parked on the property to 2 at any one time. 3. Quiet Hours: o Time: Quiet hours are from 8 PM to 8 AM. o Noise: Please keep voices and noise-producing devices at a low volume to avoid disturbing the neighbors. 4. Storage and Outdoor Items: o Trailer Storage: Please keep all items inside the trailer. o Outdoor Items: Any items left outside should be collected by 9 PM each night. If you need to leave items outside (like a barbecue or firepit), please seek approval first. 5. Trash Disposal: o Schedule: Take the trashcan to the designated area by 9 PM on Wednesday nights, and it will be collected by 9 PM on Thursday nights. 6. Tank Maintenance: o Black and Grey Tanks: You are responsible for emptying and maintaining these tanks as needed. 7. Refrigerator: o Temperature: Please monitor the refrigerator temperature and report any cooling issues to the property owner for repair. 8. Maintenance and Repairs: o Reporting Issues: If any items in the trailer malfunction or break, please report these issues to the property owner immediately. 9. Propane: o Refills: Propane usage can vary. Please give us 48 hours' notice if you need a refill for the propane tanks. 10. Water Usage: o Drinking Water: The water in the trailer is not suitable for drinking due to high nitrate levels. 11. Communication: o Open Dialogue: We encourage open communication and are here to address any issues amicably. 12. Security: o Locking: For security purposes, please keep doors and compartments locked. You are responsible for your personal belongings, including any vehicles. 13. Visitor Policy: o Number: No more than 3 visitors are allowed at any one time. 14. Laundry: o Availability: Please note that laundry facilities are not available on site. 15. Utilities and Services: o Included: Your rent includes utilities, WiFi, and various streaming services. 16.
