The application fee is $49 per adult and is non-refundable. If you will require a co-signer, the co-signer will need to fill out an application and pay a non-refundable application fee of $20

Income verification (you must be able to verify income, i.e. paystubs (last 30 days), W2's, tax returns, social security, award letters and/or housing assistance documentation)
Contact information for current & previous landlords
Identification documents submitted for each applicant (current state-issued photo ID's or a current passport are acceptable forms of ID)
Application fee paid for by all applicants
Signed acknowledgement of rental criteria

Late fee 10% of monthly rent, assessed on the 6th day of the month

Non-refundable fees for pets or Pet Rent applies to pet friendly properties (No charge for permitted Service Animals)
Move-in Fees: Due upon lease signing
First Month's Rent plus any partial month's pro-rated rent

Application approval is based on the following:
640 Minimum Credit Score
2 Years Positive Rental or Mortgage history
Verification of 3 times the monthly rent in income
Application may be approved with a co-signer if the following are not met:
Credit Score Less than 640
Less than 2 years of Positive Rental or Mortgage Payment History
Income less than 3 times the rent in income
Application Denial Based on:
Outstanding balance with a past landlord or rental agency (This may be waived if the outstanding balance is paid in full at the time of application processing and proof of payment is shown)
Any prior evictions
Criminal background containing conviction of a drug or sex related nature
