Great for catching dramatic sunsets and spending evenings with friends under the stars!
TERMS:
1. Occupancy is for 2 people maximum.
2. Rent is due on the 1st of every month, no later than 5 pm central. Rent paid after the due date is considered late and must include additional rent of $100.00 per day for each day after the due date. Rent is paid via EFT bank transmission (owner will provide account#) and Renter must take into account the number of days for bank to transmit funds to ensure rent is on time.
3. First month's rent is due at signing -- this is in addition to a security deposit equal to one month's rent.
4. Renter responsible for paying these utilities: propane gas (supplies main furnace heater & fireplace), electric and internet. Owner pays water. Upon move out, renter must replenish propane tank to original fill.
5. Owner will not rent to smokers (this includes e-cigarettes & vaping) and there is absolutely NO smoking inside cottage by any guests.
6. Renter must show proof of renter's insurance and liability coverage for duration of lease and must include owner as additional insured on policy.
7. Notice Not to Renew Lease: Renter must provide 2 full calendar months' notice if not intending to renew the lease. (ex: entire month of March and entire month of April, not partial months)
MAINTENANCE RESPONSIBILITIES:
1. Renter must change out a/c filter every other month.
2. Renter must use only yellow "bug lights" in the 3 front porch fixtures (this reduces harsh glare and is out of respect for neighbors across the street)
3. Renter must use felt pads under all furniture to protect wood floors
4. Renter must change out refrigerator water/ice filter every 6 months
5. Renter must apply RID-X (according to product instructions) once a quarter into one of the toilets to maintain the septic system.
6. Renter is responsible for first $85 of any repair.
7. Renter is responsible for maintenance of landscape (mowing, weeding, trimming bushes, watering grass & plant beds, etc.)
8. Renter is responsible for annual extermination services (if needed).
9. Propane Tank: Renter must NEVER let propane tank level get below 30%. Please monitor propane level (especially during Fall & Winter) and call Folger Gas Propane to refill when close to 30%. At end of lease, Renter must refill propane tank to original level noted on first day of lease. Example: If it was at 80%, it must be refilled to 80%. Propane refills are paid for by Renter via C.O.D. arrangement with Folger Gas Propane. As a reminder, Propane tank supplies main furnace heater and gas fireplace only. All other appliances (including split unit in back den) are electric.
