If the yard is not maintained to a satisfactory standard, Tenant risks forfeiting part or all of the security deposit. Snow removal of sidewalks must also be maintained. 5. Vehicle Parking Tenant agrees not to leave any non-working vehicle in the driveway for more than one (1) week. 6. Pets No pets are allowed on the Premises without prior written approval from the Landlord, even after move-in. Unauthorized pets may result in a violation of the lease agreement and possible termination of the tenancy. 7. Renters Insurance Tenant is required to obtain and maintain renters' insurance for the duration of the lease. Proof of coverage must be provided to the Landlord before moving in. 8. Occupancy Limit No more than six (6) persons may reside in the Premises at any time. 9. Safety and Security The Premises are located in a safe area, with the Sherriff residing to the east and the Landlord to the west of the property. 10. Smoking and Drug-Free Environment This is a non-smoking, drug-free housing unit. Tenant agrees not to smoke or use any illegal substances on the Premises. 11. Security Deposit Tenant agrees to provide a security deposit of $2200 prior to occupancy. The security deposit will be held to cover any damages or unpaid rent. If the Premises are returned in good condition, the deposit will be refunded, minus any necessary deductions for cleaning or repairs.
