    What's special

Thanks for your interest in the top-floor (2nd floor) 2-bedroom/2-bath apartment at 1707-B Euclid Street, NW in Washington, DC's "Adams-Morgan" neighborhood. This flat is available May 1st for $3,100/month plus electricity (broadband internet is included). We're sorry, but pets are not permitted. NEIGHBORHOOD: Adams-Morgan area has been described as the "Greenwich Village" of D.C. Diverse neighborhoods, active nightlife, and downtown convenience rank this area as amongst the most popular living in the district (especially post-Pandemic ). The advertised 2-Bedroom/2-Bathroom apartment is located within a one city-block radius of center of Adams-Morgan. Within a single block's stroll, the Citadel Harris-Teeter grocery market has been a wonderful addition to the neighborhood. Also nearby are a Safeway market, Starbucks, a post office, and several dry cleaners. Metro Bus service is also available from both Colombia Road and 18th Street and on 16th Street. Metro Rail service is nearby either via the Adams Morgan/Woodley Park (Red-line) Station or the Columbia Heights (Green/Yellow- lines) station, either which are an approximately 10 to 15-minute walk west or the Columbia Heights. NOTE: The current tenants have a number of nice pieces that they are selling prior to their move. Feel free to express interest in any existing furniture you eye during a walk-thru. DESCRIPTION BUILDING/UNIT: The "turn-of-the-century" Victorian row house was built in 1900 and completely renovated with an eye to preservation of the original architectural integrity. This second-floor flat is approximately 1000 sq. ft. and is unique in that it is easy to separate the front & rear into separate "suite" spaces. The kitchen was completely replaced & bathrooms updated. Thermal-pane windows have been added along with central heating/air-conditioning (although ceiling fans are located in every room) help keep energy costs within reason. Original floors have been re-finished and full-view, glass doors installed to allow additional light through both front/rear doorways into this already bright unit. Small, practical crown moldings were reinstalled to restore the period detail. The living room bay window provides a fascinating vantage over the street life below. BEDROOMS: The bedrooms are ample with original size closets. Ceiling fans are controlled from wall switches. Floors are original refinished wood. BATHROOMS: The front bathroom has just been being completely remodeled with a new walk-in 48" shower. A new toilet and vanity sink have been added as well. A large-size stackable washer/dryer is in a shallow alcove inside this bathroom, along with a secondary tankless hot-water tank that services this front hot water needs. Flooring is ceramic tile. The rear bathroom has been equipped with a bathtub, vanity sink, and toilet. A separate hot water tank services the kitchen and rear bathroom's hot water needs. KITCHEN: The kitchen is open and modern; equipped with a new refrigerator, disposal, dishwasher and range/oven. Flooring is ceramic tile. A wrap-around counter allows for optional seating. As an alternative, the adjacent dining room can accommodate a table for seating. Maple cabinets provide ample kitchen storage. REAR BALCONY: A rear door opens to a porch/balcony with a large garden cabinet for storage. The rear porch is a comfortable setting, with a spiral stairway to the courtyard/garden below. The shared rear yard has been finished as a cobblestone patio with areas for planting. Privacy fences have been installed on each side of the yards. ADDITIONAL STORAGE: The hallway contains a large closet for added storage. A front closet houses the apartment's new heat pump system. COMMUNICATIONS: The building is a fully wired, digital community. Each unit has a central "media hub" serving communications throughout the apartment. High-speed/broadband internet access is available from data jacks which may be placed at any wall jack in addition to video, phone lines, and speaker wire. Broadband Internet is provided free-of-charge to residents of 1707 Euclid Street. OTHER: A security deposit of one month's rent is required. Due to the antique wood floors, area rugs are required - and no pets are allowed. For insurance purposes smoking is not permitted. Street parking is available on a "first come" basis. DIRECTIONS From south - take 18th Street north to Columbia Road; turn right on Colombia Road and your immediate right is Euclid Street. Go through the first four-way stop and the building is three-quarters down the block on the left. The building is draped in Wisteria with a brick wall encircling a cobblestone patio and front garden. Two gold/brown Victorian screen doors serve as the exterior entryway. From north - take Connecticut Avenue south to the Woodley Park area; as you go by the National Zoo entrance, look for Calvert Street. Turn left on Calvert Street; once you have crossed the Duke Ellington Bridge you have entered the Adams-Morgan area. Turn left on Columbia Road and then take an immediate right on Euclid Street to 1707, one block and three-quarters on the left. If interested in viewing the apartment, please respond to this ad to schedule a visit. There is a $60.00 application fee per SSN. This fee is paid to an independent agency that conducts credit/employment verification. Thanks.
