After the initial term, the lease will convert to a month-to-month agreement unless otherwise stated in writing by either party. 4. Pets: No pets are allowed on the property under any circumstances. 5. Smoking: Smoking is strictly prohibited inside the property, including enclosed areas such as garages, porches, or balconies. 6. Parking: Tenant parking is provided on the driveway. Parking on grass or non-designated areas is prohibited. 7. Property Inspections: Landlord reserves the right to conduct quarterly home inspections, with at least 48 hours' written notice, to assess property maintenance needs and ensure routine upkeep. 8. Maintenance Responsibilities: Tenant is responsible for minor maintenance, such as replacing lightbulbs, maintaining cleanliness, and ensuring proper use of appliances. Tenant must promptly notify the landlord of any maintenance issues or repairs needed to prevent further property damage. The landlord will handle repairs beyond general upkeep unless the damage is caused by tenant negligence. 9. Use of Property: The property shall be used solely for residential purposes. Tenant is prohibited from engaging in any illegal activities on the property. 10. Subletting: Subleasing the property or any part thereof is strictly prohibited unless explicitly approved in writing by the landlord. 12.
