We look at the reports to make sure there aren't numerous past due accounts, as well. We also require the tenants to gross 3X the monthly rent ($6600/month in this case), and we verify with employers, paystubs, and tax returns if self-employed. Clean criminal history is required. A speeding ticket or two is not going to kill the deal. We review these on a case-by-case basis. Small-medium cats/dogs allowed. No more than two. $500 pet deposit.
