Two private rooms for rent in a 5 bedroom, 2 bathroom, 2 kitchen house. The house has a separate entrance mother-in-law basement for the tenants living downstairs. Bedroom #1: Furnished bedroom downstairs, shares living space with 1 other female roomate. Living space includes living room, bathroom, and kitchen. Must be a female in their 20's to rent this room. Bedroom #2: Unfurnished bedroom upstairs. Shared living space includes bathroom, living room, and kitchen with a married couple ages 25 and 27. There are 2 bedrooms to choose from. The smaller bedroom has a nice view of the mountains and backyard. The larger bedroom faces the street. Rent is $750/tenant/room, all utilities included. Deposit is equal to 1 months rent ($750). Background check will be $30/person, paid by applicant Rules: Only 1 person per room. No pets allowed. Including ESA or service animals, as this is a primary residence for people in the home. No smoking of any kind. Disclaimer: Current tenants include one nurse, one engineer, and one college student. We are looking specifically for 2 other full time workers or college students like ourselves in their 20's-mid 30's. Not looking for partiers. But tenants like to ski/snowboard, play yard games, backpack, bike, run, hike, float at reservoirs, have fires, play sports, and hang out outside. To qualify: Applicant must have current photo identification and a valid social security number. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicants must receive positive references from all previous landlords for the previous 5 years. Applicant may not have any evictions or unpaid judgments from previous landlords. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600. A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Applicant must be a non-smoker. Applicant must not own any animals that will be kept at the leased premises. If applicant is a student and does not have a job, or a high enough paying job, a co-signer may be required at lessors discretion. Tenant will be on a month-to-month term with the expectation that renter will stay for at least 6 months. The month-to-month lease ensures all roomates get along well and if not, there will be no penalty if the roommate wants to move out at the end of a month. However we are looking for tenants that get along well and want to stay long term. There is street parking in front of the house. Tenant is responsible for cleaning their own rooms, doing their own dishes and putting in equal effort to keep a tidy home and shared living space.
