    What's special

    The home is half renovated on the inside. It needs new windows and siding. The kitchen, bathroom and mud room have a solid, reinforced concrete floors over a tornado shelter/cellar that contains 4 bunks with the possibility of 4 additional bunks, and a storm-proof egress window. Solid wood cabinets in the kitchen and bath are finished. The sink in the kitchen, as well as the sink, tub and shower door in the kitchen and bath are all new. The kitchen also features a wood stove. The kitchen/bath/mudroom was completely wired, but some wiring was removed by vandals. Also, the very top of the wood stove pipe was stolen off the roof, which I patched because it then leaked onto the drywall ceiling, and the cupolas have been stolen off the barn, leaving holes which now needs covered. The house needs a complete remodel in the living room, downstairs master bedroom, and upstairs which has 2 bedrooms over the living room/master bedroom, and a loft room over the kitchen/bathroom/mudroom. The original plan was to jack up the living room/master bedroom part of the house and pour concrete floors in the unfinished area to tie into the old rock foundation, and extend the master bedroom out another 6 or 8' to match the mud room. The home needs insulation and wiring in the unfinished half of the house. Water and electric is connected at the meter, but is currently run to the old mobile home on the property. This is valuable, as we were told that to connect county water to the property would be $7,000, but we kept it connected and pay it monthly (around $30). There is a mobile home with 2 bedrooms that with some cleaning and minor repairs could be used to live in while the house renovations are done. The water and electric are connected to it, although I turned off the water at the meter. Even though I flushed the plumbing before I left, I would check for busted pipes before turning it back on. This 10 acre property has 3 acres rented out to a farmer, which pays the property tax most years. There is county water existing on the property, as well as an old well. There is also a 12' square,15' deep cistern behind the house which is generally filled with water, as an extra source of water. The septic system hasn't been used in 20 years, and will need to be inspected. There are 2 concrete silos, one with a concrete roof, one usable barn that was a milk barn, with concrete floors and a workshop built in, a small garage -barn with an attached chicken coop, a goat barn/wood shed and two older barns - one in disrepair, but with usable barn siding, and one collapsed in a tornado on the back of the property. There are 2 ponds on the north side of the wood, but the upper one has drained because of the spillway having broken down, but would easily be repairable. This property backs up to a walking trail created by the old rail line. It was fenced 25 years ago, so some posts would need replaced.
