Rent is due on the first day of each month. Late rent is 5% which is $60. Rent is payable with cash Venmo or Zelle. No checks excepted. Owner pays for electric, water, garbage, internet. If water usage is high tenant will pay for additional costs. Tenant is required to establish a PO Box for their own personal mail. Renters insurance policy is required for their own possessions. (Lease duration is 1 month to 6 month). Security/damage deposit includes a $200 non refundable (professional) cleaning fee. Deposit does not cover last months rent. All refundable deposits, however designated, may be used by owner to offset any damage, unusual wear and tear or unpaid accounts (including rent) either during the tenancy or at the time of move-out.
Application, credit, and background check is required and paid by tenant. No pets allowed, no exceptions. No smoking/vaping (of any kind) on premises. Shared laundry is available on property located in garage. Street parking is available.
Tenant is responsible for maintaining a clean, quiet space free from accumulation of garbage and debris. No loud music or tv between hours of 9pm to 6am.
There is a small kitchette with compact refrigerator, hot plate, microwave oven many other kitchen extras included. Unit does not have a stove or dishwasher.
Tenant cannot make changes or additions to the premises of any nature, nor install or attach anything to the walls, ceilings or in the windows that will cause damage to the unit without the prior written consent of owner. Tenant is responsible for keeping the unit clean and sanitary throughout stay and upon departure.
