I've received a deposit and the buyer has several months to close the sale. I'm going to maintain the listing until closing. Modernized vintage mobile home in a quiet 55+ community on a semi-private leased lot. This home is priced to include furnishings (listed below). Updated extensively beginning in 2021. This was a well built home originally with plywood subfloors, copper plumbing and Romex style copper wiring. Updates include smooth finished drywall, quality padded luxury vinyl plank flooring, 55" TCL Roku TV on articulating mount, new kitchen cabinets and island with solid beech butcher block counter tops, new bathroom vanities, porcelain tile walk-in shower (32X46), high efficiency ductless mini split AC/heat pump, new windows, newly insulated walls/floors/ceiling, irrigation system, security system, all electrical boxes/switches/receptacles, smart switches, gravel paths and lush landscaping with paver patio and fire pit. The home is at the end of a cul-de-sac and borders a wooded area owned by the city. A large oak tree provides shade from the western sun in the afternoons. The quality of the materials is more consistent with site built homes than with manufactured homes. Below is a paragraph explaining the lot rent and the value it represents. Furnishing: Office/guest bedroom - desk/lamp/chair Living room - sleeper sofa (needs mattress), Scandinavian leather recliner/ottoman, entertainment center shelving, 55" TCL Roku TV and articulating mount, custom coffee table (made from butcher block cut out for kitchen sink), floor lamp, and rug. Kitchen - barstools, 4 place settings including plates, glasses and flatware Bathroom - shower curtain, towel set Master bedroom - Sealy queen mattress, topper, frame, dust ruffle, sheets, pillows, bedspread, solid wood night tables, lamps, large painting, dresser with fabric bins, ottoman, mirror, Envi wall mounted convection heater Screen room - sofa/chairs/ottoman, lamp Paver patio - Better Homes and Garden Bistro table and chairs, firewood The lot rent seems high at $625 plus $42 pass through tax per month. That is high for most of the lots in the park, but this lot is exceptional. This one has a back yard that is 120 feet long and the width of the lot is 60 feet. Most of the lots you can find will have 2 or 3 neighbors close by and a street with traffic. My lot is at the end of a cul-de-sac, and has one close neighbor, and it's the narrow side of a single-wide. My back yard is very private and borders a small, unused wooded area owned by the city of Leesburg. It's not unusual to see or hear hawks, woodpeckers, hummingbirds and owls, but only very rarely a human. A large old oak tree makes a canopy over the patio and shades the home from the afternoon sun. I agree that the rent is too high here for the average lot, but this is definitely not average, and you will have a hard time finding a more pleasant and private outdoor area to enjoy.
