    This is a 2 1/2 acre, park-like oasis property surrounded by woods, a creek and the Boardman River, four miles due south from downtown Traverse City. Close to the mall and shopping, central to all of the area’s amenities but surrounded by woods, Jack’s Creek and the Boardman river, right next to the nature Conservancy and the Sabin pond area trails. Wildlife abounds in the surrounding wetlands and the defunct railroad track gives you nice privacy and a safe separation from one of the best maintained roads in town. Everything amazing about Traverse City is nearby but you get to have a secluded paradise without the traffic or the noise. The driveway is a leased easement from the railroad company for a nominal annual fee. The railroad provides a blue tag that allows financing. Currently, there are two portable buildings on the property that will be left if new owner wants them, they can be moved or relocated accordingly. All appliances (fridge, washer, dryer, gas stove) included. The property is currently housing an animal sanctuary and very crowded with materials being dispersed to new residence, so viewing is strictly by appointment ONLY and while the seller is HIGHLY motivated, only serious inquiries will be considered. Land contracts or rent to own are not options.
