1. Rent Payment:
A minimum of 1 year's lease is required at signing. Renewal of lease can then be in 6 or 12 month increments.
Rental security deposit and first month's rent due at signing.
Pay rent on time and in full each month. Rent for the month is due on or before the 5th of each month. Late payments will incur additional fees or penalties.
Renter pays for gas, electric, water and sewer and other utilities.
Renter will need to set up any required utilities other than cable and internet (including, but not limited to, gas, electric etc.) in their name and ensure they're paid on time. Cable and internet are will be billed by the landlord.
2. Property Care and Maintenance:
Keep the property clean and free from damage.
Regularly dispose of trash and maintain general cleanliness, including the kitchen, bathroom(s), and living areas.
Replace lightbulbs, smoke detector batteries, and HVAC filters (if applicable) as needed.
Notify the landlord promptly if there are any maintenance or repair needs (e.g., leaks, appliance malfunctions).
3. Repairs and Minor Maintenance:
Perform minor upkeep tasks such as unclogging drains, maintaining landscaping, and pest control etc..
Do not make any major repairs or alterations (painting, installing new fixtures, etc.) without the landlord's written consent.
4. Respectful Use of the Property:
Avoid any misuse of appliances, plumbing, or electrical systems.
Refrain from actions that may cause damage, such as putting non-flushable items down toilets or drains.
No smoking allowed on property.
Comply with local noise ordinances and avoid disturbances that could inconvenience neighbors.
5. Legal and Lease Compliance:
Follow all lease terms, including pet policies, guest limitations, and smoking rules.
Adhere to local laws and ordinances, including those related to occupancy limits and noise restrictions.
6. Insurance and Liability:
Purchase renter's insurance to cover property and liability.
Renters will be responsible for any damage caused by renters, guests, or pets.
7. End of Lease Responsibilities:
Provide written notice of your intent to vacate as specified in the lease.
Return the property in the same condition as received, minus normal wear and tear.
Clean thoroughly and remove all personal belongings upon move-out.
Any damages or wear and tear outside of normal use will be assessed and deducted from deposit at the end of lease term.
