Utilities and Expenses

Guest Policy

Smoking Policy

Non-Compliance Fee
A minimum fee of $150 will be charged to your account if evidence of smoking is found inside the unit. This fee will be used to cover the costs of restoring the unit to a smoke-free environment.
Additional Consequences
Repeated violations of the smoking policy may result in further action, up to and including termination of the lease agreement.
Lease Term and Renewal
The initial lease term is 12 months. Upon expiration of the initial term, the lease will automatically convert to a month-to-month agreement unless a new lease agreement is signed.
Rent Increase
If a new lease agreement is not executed after the initial 12-month term, the monthly rent will increase by $100. This rent increase will take effect on the first day of the next month-to-month rental period.
